It is Saturday and that means a massive amount of new inquiries in my Manchester NH area market. Something is scary though. Take the last call I got. A buyer calling about one of my new listings at 630pm on a Saturday.  I answered the phone as i sit and write a couple of offers for other buyers. The caller asks some pointed questions and eventually asks if they can see it early Sunday morning.    I always ask if they have a buyer broker. He replies yes. Then i reply with please have them set up a showing for you. They can call or me or set up using showing time from the link on MLS.  "I did not want to bother her" he states. Wait, what? I told him that is what buyer agents do and should not be a bother. He then states it is a Holiday weekend, so he did not want her to come out early on ...

I got a new bank owned listing full of DIY improvements. Lacking electrical service, they came up with a great way to add add outlets. They snaked wires through a hole once meant to let the warm air form a basement wood stove up to the 1st floor. They then lay-ed the wires across the floor into the room that needed multiple outlets.    For those saying "what about the trip hazard?" DO do not worry, they found an old throw rug to cover them. Now, you must be asking if this DIY job actually worked? YES, the power was on and these lines were "hot."    IN SUMMARY you never know what you will find in a bank owned home. You never know what you will find in bank owned homes. Some times it is treasures and other times surprises. I do not really like surprises. Being called on a Saturday, "could I list a local bank owned home" was a good surprise.    The catch was I had to head out to the home right away. Get the locks changed and home secured. Pulling up there was tell tale signs it was vacant. We gained entry, posted possession of the property and got the locks changed. Then was time to explore the home. You never know what people leave. Some rooms empty and some rooms with some furniture left behind. Going upstairs into the dark, two eyes shined in the dark from the flash light hitting them.   Scream, run, spray the pepper spray... were options. I got a "not so nice" comment about always getting the listing on a recent blog. Well, I wish I got every listing I interviewed for. When I share a story with you, it is because there i a lesson involved. Usually that lesson is for a home seller or home buyer to learn so they do not repeat other consumers mistakes. Every listing, every meeting with a customer and every day gone by is a lesson for me. Who wants to go inside to tell me? Today we dive back into the world of Bank Owned Homes. I was assigned this rural bank owned home from a national bank. Upon heading out there, the yard was over grown. There was an old car in the side yard that most likely has not moved since the 90's. Most people may get scared at this sight. I get excited. Let me share with you the tale of two sellers. Add in a snow storm that lasted for 48 hours and dropped 2 feet of snow. Sprinkle in a relocation buyer with 4 days to find a home in NH before they head back. Some people would say it is impossible to sell a home never mind even see a home home when it is snowing. There is a list of questions I ask when a buyer calls. After acknowledging they are ready, willing and able to buy... I need to know their time frame. When a relocation buyer comes in, it is actually common to have a short time to find them a home. I got a frantic call this afternoon. A home seller who listed with another agent, the home did not sell and now they need to sell it quick. A glance at MLS and it was expired. A glance at the description in mls and in BIG letters. SELLER IS EXTREMELY MOTIVATED. Add in a few !!! and nothing else about the home. Well my friends.... to me the seller is not very motivated. You will not want to miss this story. So the bank calls asking me to list a home they took back at auction last week. The thing is they need me to go within 2 hours to make sure it is secured. A rural home in a nice town. Not knowing if it is vacant or occupied, I pull up the tax card and look for any old or current MLS listings for this home. I head out to check. I was enjoying the beautiful fall colors as i made my way to this rural town. Do you really want to hear this story? Yesterday I was asked to give more details when I wrote about the 10 things Buyers should not do at Home showings. Well Mr. Buyer Broker did not let me down when he and his buyer were each standing on a chair trying to look above the kitchen cabinets. Let me start at the beginning. On a new listing priced to sell. The seller asked that I be there to let buyers and their agents in and make sure the home was secure when i left. Here is the situation. The seller set a listing price. A buyer sees the home, likes it but thinks it is over priced. SO they make an offer on this Manchester NH area home. I got a strange call. They asked if they could pay me to put their listing in the local MLS. But they did not want any other services, they could do it themselves. I asked a couple of basic questions to get a better idea of what, why and where.
