It is Saturday and that means a massive amount of new inquiries in my Manchester NH area market. Something is scary though. Take the last call I got. A buyer calling about one of my new listings at 630pm on a Saturday.  I answered the phone as i sit and write a couple of offers for other buyers. The caller asks some pointed questions and eventually asks if they can see it early Sunday morning.    I always ask if they have a buyer broker. He replies yes. Then i reply with please have them set up a showing for you. They can call or me or set up using showing time from the link on MLS.  "I did not want to bother her" he states. Wait, what? I told him that is what buyer agents do and should not be a bother. He then states it is a Holiday weekend, so he did not want her to come out early on ...

I got a new bank owned listing full of DIY improvements. Lacking electrical service, they came up with a great way to add add outlets. They snaked wires through a hole once meant to let the warm air form a basement wood stove up to the 1st floor. They then lay-ed the wires across the floor into the room that needed multiple outlets.    For those saying "what about the trip hazard?" DO do not worry, they found an old throw rug to cover them. Now, you must be asking if this DIY job actually worked? YES, the power was on and these lines were "hot."    IN SUMMARY you never know what you will find in a bank owned home. For me, i was happy to get a new listing during these trying times. While home owners are hunkering down, the banks have some vacant listings they are looking to unload.     ...

You never know what you will find in bank owned homes. Some times it is treasures and other times surprises. I do not really like surprises. Being called on a Saturday, "could I list a local bank owned home" was a good surprise.    The catch was I had to head out to the home right away. Get the locks changed and home secured. Pulling up there was tell tale signs it was vacant. We gained entry, posted possession of the property and got the locks changed. Then was time to explore the home. You never know what people leave. Some rooms empty and some rooms with some furniture left behind. Going upstairs into the dark, two eyes shined in the dark from the flash light hitting them.   Scream, run, spray the pepper spray... were options. Peaking back around the corner on the old bed was a tige...

Don't you LOVE new Bank Owned Listings? I sure do. You never know what you will see or find when you open the door. Check out this kitchen. The lower cabinets and counters are long gone. The appliances have walked off. All that remains is this pile of belongings.    It is not all bad. While many may run away from, we specialize in finding buyers for ALL homes. That includes homes that need a little work, to those that need a full renovation.   Soon cash buyers will be making their highest and best "AS IS" offer. The home will close. It will be renovated and look like new again.     It is important that every Buyer or Seller should not just choose any agent, choose the BEST agent for the job. Having an agent that works for you is a must.    My philosophy is simple, provide more personal...

I got a "not so nice" comment about always getting the listing on a recent blog. Well, I wish I got every listing I interviewed for. When I share a story with you, it is because there i a lesson involved. Usually that lesson is for a home seller or home buyer to learn so they do not repeat other consumers mistakes. Every listing, every meeting with a customer and every day gone by is a lesson for me. I do not get every listing i interview for. Being an independent agent I am up against the biggest companies every day. Some sellers think bigger is better. They will listen to what i have to say but still choose the big company agent.  Let me share a story of failure. A couple asked me to stop by to discuss listing their home. They are retiring and moving South. They will spend summers in ...

Who wants to go inside to tell me? Today we dive back into the world of Bank Owned Homes. I was assigned this rural bank owned home from a national bank. Upon heading out there, the yard was over grown. There was an old car in the side yard that most likely has not moved since the 90's. Most people may get scared at this sight. I get excited. I know it means an opportunity for a cash contractor to come in, buy it at a good price, fix it up and give it back to me to sell.  This home was like no other. The front door was ajar. There was no footprints in the lsnow that has fallen the last couple of months, so I knew it was empty. The pipes had frozen and the home was full of frozen debris. The possessions left behind had long been tossed around and sifted through. The fleas were frozen and...

Let me share with you the tale of two sellers. Add in a snow storm that lasted for 48 hours and dropped 2 feet of snow. Sprinkle in a relocation buyer with 4 days to find a home in NH before they head back. Some people would say it is impossible to sell a home never mind even see a home home when it is snowing. There is a list of questions I ask when a buyer calls. After acknowledging they are ready, willing and able to buy... I need to know their time frame. When a relocation buyer comes in, it is actually common to have a short time to find them a home. SO snow or no snow, I was willing to bring them out. They narrowed down all the home they saw online to 2 homes. The first the seller said no showings today. The second was a "go and show" meaning you check in online registering the ti...

I got a frantic call this afternoon. A home seller who listed with another agent, the home did not sell and now they need to sell it quick. A glance at MLS and it was expired. A glance at the description in mls and in BIG letters. SELLER IS EXTREMELY MOTIVATED. Add in a few !!! and nothing else about the home. Well my friends.... to me the seller is not very motivated. They hored  discount agent. They got discount services. They got zero marketing. They got dad advice to over price their home. It all adds up to no sale. I asked not just how motivated these sellers were, but what motivates them. I found that they had a haste to save money so they wanted a discount. I found they are 4 months behind on their mortgage and have a foreclosure sale date. I also found that without them listenin...

You will not want to miss this story. So the bank calls asking me to list a home they took back at auction last week. The thing is they need me to go within 2 hours to make sure it is secured. A rural home in a nice town. Not knowing if it is vacant or occupied, I pull up the tax card and look for any old or current MLS listings for this home. I head out to check. I was enjoying the beautiful fall colors as i made my way to this rural town. I locate the street and drive by slow to see what i can see. The home sits back off the road and can be barely seen from the road. The lawn has not been mowed since at least spring. No cars and no neighbors to ask. I pull in and walk to the door. There is no answer. I can see inside the door things thrown about. I cant see in any windows as the bushe...

Do you really want to hear this story? Yesterday I was asked to give more details when I wrote about the 10 things Buyers should not do at Home showings. Well Mr. Buyer Broker did not let me down when he and his buyer were each standing on a chair trying to look above the kitchen cabinets. Let me start at the beginning. On a new listing priced to sell. The seller asked that I be there to let buyers and their agents in and make sure the home was secure when i left. With a new listing priced right and in a desired neighborhood, there was 12 showing requests within hours. It was easier to set showings up all in a row. Start at 9am and go each half hour until noon.  Some what like an open house, there was buyer agents and buyers calling who wanted to come now. They were more than welcome to...

On the 7th day he rested. Well, I need to adjust that to... I am resting now that it is 7pm and Sunday is over. I usually would not be posting on a Sunday night, but I met two of the most opposite home sellers late today, and just could not wait to share the stories. I got a unique call  this afternoon where the seller was ready to sell. NOW. and yes that is a big NOW. He demanded that I come over right away if I wanted to list his home. He was already tired of agents not answering their phone. But wait, I answered my phone. He paused and then said yes I did, now am I coming? I told him it would take a half hour to get there. I needed his address and some time to research some comps. I pulled the tax card and old MLS listings as well. I do not like going to any appointment unless i am l...

Yes you are reading that amount correctly. After all the comps can not be right said this Manchester NH area Home Seller who wanted to list his home $100,000 more than any home this size, condition and in a neighborhood of all similar homes.  Flash back there was some rumblings at the old neighborhood Dunkin Donuts about someone who wanted to sell their home around the corner. That I should go up and see him. Well, I did not have to ponder that too long s he walked in, and i was introduced as "the go to agent to sell his home". He invited to come see his home after he gets his lunch.  I followed him to the home and he had also asked his Dunkin friends to stop by. I walked through the home and took lots of notes. I asked lots of questions. In the time it took him to get his lunch, I had ...

Here is the situation. The seller set a listing price. A buyer sees the home, likes it but thinks it is over priced. SO they make an offer on this Manchester NH area home. The seller has a break down. Yells at the buyer, yells at the listing agent and cancels their listing. Fast forward to this summer. This seller asks their friends who they can find to help them. Over and over they are given my name. They call, I go there, then they demand to know who was right and who was wrong. But before I can answer, they tell me to tell them they were right (or else). Well, In this case they are wrong. They listed the house too high. They should have been open to an offer. They should have been happy they got an offer. They should have realized that an offer is what starts the selling process. The...

I got a strange call. They asked if they could pay me to put their listing in the local MLS. But they did not want any other services, they could do it themselves. I asked a couple of basic questions to get a better idea of what, why and where. The seller invited me to come out and see their Manchester NH area home.  I was not sure if I would or would not, but it was an opportunity to meet a local seller and see if I could help them sell their home. My basic questions were how quick did they want to sell? What price did they want to ask? How did they come up with this price? Why are they looking to sell? Where are they moving? Are they prepared to pre-qualify buyers before showing their home? Are they taking time off to show their home? What are they going to do about the work it seems ...

Love it ir hate it, Social media is here to stay. Let me tell you a story how social media is HURTING some real estate sales. Lets take a situation here in the Manchester NH area. Most Home Buyers start their search for a new home online. Many buyers will search various sites, online searched and social media. Where are things going wrong? Well just because it is online, does not mean it is true or real. In social media, keyboard warriors and those that like to complain are growing. Take one person here in my area that rants how bad her neighborhood school is. That would be one of the best schools in the city. One that my daughter went to. One that I was very involved in. One that gets very high reviews, grades and rankings in testing and teaching. Now the story.... There was a relocati...
