FHA 203(K) Loans May be the Key in Funding Your Dream Home Repair Are you interested in buying a fixer upper in Dover NH but don’t know how you will fund the necessary repairs after closing?  The current inventory of homes available in Dover NH includes many properties that weren’t maintained by previous owners, were treated badly by renters, or were intentionally trashed by former owners before the homes were lost to foreclosure.  We have all heard the stories of bathrooms and kitchens cannibalized and copper plumbing cut out of the home prior to its seizure by the bank. In many cases these properties represent an amazing value when compared to move-in ready homes, but many prospective purchasers lack the experience to repair them on their own, or do not have the funds necessary to hir...

Dover, NH Homes Sold We are looking at homes sold data to determine what is happening with the Real Estate Market in Dover, NH.  2008 experienced some drastic changes as we headed into the "Great Recession".  Home sales dropped off of 2007's high of 397 homes sold to just 292 in 2008 with the average length of time homes were on the market climbing three weeks.  The number of homes sold has stayed steady at around 295 for the last three years.  What is interesting is the average time on the market.  From 123 days in 2008 to just 96 days in 2010. Average Sales Price Average sales price can be the real defining "gage" of the market.  The now expired Federal Home Buyer Tax Credit was established in 2009 to prop up a sagging national real estate market.  However, the Tax Credit was an artif...

Do you Know if your Dover NH Condo association is approved for FHA/VA lending? If not, you better find out- because it should be! Tens of thousands of condominium owners around the country as well as here in Dover NH are in danger of limiting their ability to sell or refinance their units.  Without “Project Approval”, the FHA will no longer insure loans sought by prospective purchasers, eliminating the possibility of FHA /VA lending within the effected developments.  With many Dover NH condominium approvals expiring soon there is a tidal wave of applications being submitted. It is possible for Associations to go directly to HUD to obtain this full approval; however, the process is cumbersome and not entirely transparent and easily understood by the layperson. Many local associations hav...

Dover New Hampshire Foreclosures, Short Sales and Bank Owned Homes for Sale Purchasing property at a Dover NH foreclosure auction has many risks to a potential buyer and in most cases the bank will bid and take possession of the property at the auction. The property is then referred to as bank owned, REO (real estate owned) or foreclosed property. A home owner may attempt a "short sale" whereby the bank agrees to accept less than the mortgage balance based on the owner's hardship and financial status. Obtaining approval can be a long and difficult process. Additionally, there is no assurance that the lender will accept an offer at or above the listed price. Register at Dover NH foreclosures (bank-owned) listings and short sale opportunities. We will contact you and provide: A list of ex...
