The Affordability Index Don't kick yourself in 2014 for not buying in 2013.  There is no doubt mortgage rates are at the lowest levels in decades which puts buyer's purchase power at it's peak.  As mortgage rates go up, purchase power goes down.  The Affordablity Index is lower today than it was two weeks ago.  Look at this graphical illustration of the mortgage rate performance over the last year. When mortgage rates were at the lowest last fall, purchase power was at it's absolute peak.  We know the Feds can't balance a budget and that is going to have a very negative effect on mortgage rates.  Rates are going to go up and may increase at a quick pace over the next twelve months.  Don't kick yourself in 2014 for not buying in 2013. Dover NH Real Estate Outlook 2013 It has been a great year for Dover NH Real Estate buyers and sellers.  The number of homes and condos sold is up 23% over last year.  Dover NH Home Values Looking at the Average Sales Price for the last four years verses the Median Sales Price, we see similar trends.  Upward.  Because Average Sales Price can be artificially skewed by an extremely high or low transaction, Median Sales Price is a better indicator of price trends. Weekly Dover New Hampshire Real Estate Report 10-6-2012 Dover New Hampshire has enjoyed a very good year so far.  Home sales are up 25% from last year on a year to date basis with Median Sales Price only inching 3.6% higher.  This indicates the Dover NH Real Estate market is enjoying a good mix of inventory where every buyer can find a home they want, need, or love. Dover NH Home Sales Weekly Report 8/18/2012 This week’s 8 home sales in Dover NH averaged $372,125 totaling $3,237,000.   The average listing price of all homes and condos on the market in Dover NH is $356,158.  The average listing price of the 38 properties that have accepted offers is $289,224.  The average listing price of the 7 pending transactions is $175,986 and the 14 new listings that came to the market this week average $248,707 in asking price.  I put these average price figures up just because it is an interesting statistic when you think about where the market is going.  BTW Dover NH is experiencing a very warm market and it has nothing to do with the weather.  It’s the inventory, low prices, and the lowest interest rates in history.
