Interesting article that I came across on Realty News   RISMEDIA, September 29, 2010-New research from the National Association of Home Builders (NAHB) reveals that the benefits of housing-related tax deductions, such as the mortgage interest deduction, generally decline in value as individuals age. Using Internal Revenue Service Statistics of Income (SOI) data, NAHB was able to report for the first time how various tax deductions are used by different age groups. The analysis demonstrates that the biggest beneficiaries are younger households, who typically have large mortgages, small amounts of equity in their homes and growing families. "Opponents falsely argue that the deduction is only for the wealthy, but it is clear that the mortgage interest deduction is also of great value to yo...

You love your home but when it comes time to sell, you have to share the love. In the other words, you have to make your home be seen in the eyes of potential buyers as their home. That can be tricky.  But if you do some of the basic things such as clearing clutter, creating light, bright, and open space, adding curb appeal, removing personal items (family photos, trinkets), fresh paint, and clean or new carpet -- you'll be on your way to attracting serious buyers. I've written a lot about staging and creating curb appeal so check out my other columns for more on those topics. In this column, however, we're looking at specific areas that create widespread appeal inside the home. Here are some of the top areas to improve: countertops, flooring, built-in furniture, and old-style attached ...

•·         It's time to tackle home-improvement tasks you put off during the cold winter weather. There are lots of relatively simple and affordable things you can do to give your home a face lift. Your house will look better and your family will feel happier in it. As a bonus, you will also boost your home's value. 1.  Add the perfect touch with paint "A fresh coat of light paint on the interior walls can work wonders," says Kelly O'Ryan of Coldwell Banker in Lexington, Mass. "Paint will always clean up dirty walls and give a room a better image." Although dark colors can be stylish, O'Ryan advises going for lighter shades to brighten things up in warmer seasons. Karol Nickell, editor-in-chief of Fresh Home magazine, offers this advice: "Smart color selections can make a small or cramp...

If you're struggling with pricing your listings right, here are six strategies that can help you persuade your sellers to be realistic. 1. Make a design wishlistGive your imagination free reign. "Initially, at least, pretend that money is no object," says Angelo Surmelis, a Los Angeles interior designer and host of Rate My Space. Write down everything you'd like to do and buy. Be specific: Rather than listing ...

Great Article From Realtor Magazine: Landscape designer Michael Glassman has cooked up a recipe for guaranteed curb appeal.   1. Add splashes of color. With every changing season, a landscape should provide a new display of colors, textures, and fragrances. "It's best to use one or two and repeat them," Glassman says. Example: white iceberg roses that bloom in spring, summer, and fall as a backdrop; in front, a contrasting punch of purple salvia or lavender that will flower at the same time; and as an accent, a crape myrtle tree that provides changing leaf colors in fall and interesting branches come winter.   2. Size trees and shrubs to scale. These should be planted in the right scale for the house so that they don't block windows, doors, and other architectural features on the home's...
