Bedford NH Real Estate Market Statistics February 2011 Some more interesting statistics on February for Bedford NH home sales. Our Chart shows Pendings are up 45% and solds are stable with the same period last year. The inventory is lower as well, with a 15% reduction in inventory levels. Buy NH Real Estate in 2011? Sunday's Wall Street Journal online had a great article about the affordability of homes. We tend to be focused on prices, have values hit bottom, where are interest rates, all important considerations in determining your game plan in terms of whether you will buy NH real estate in 2011. Again, another piece written with nationwide stats in mind, WJS reported Pimco is saying there MIGHT be some areas that may see 5% more coming out of values.  This is insignificant when you consider the price to sold ratio is between 3-5% in our NH real estate market. What caught my attention is the simplistic affordability statements by Moody's Analytics, they said nationally the cost of a house is about 19 months worth of income.  This is the lowest it has been in 35 years.... 03/01/2011

The paperless challenge is something I have been meaning to do for a while.  I don't think we can just "pull the trigger" and go paperless, I beleive its a process.  So much of what we do in NH real estate is done because "that is the way it has always been done."  Change is difficult, it is one thing to make a personal commitment to change, its another to get everyone onboard with new practices.  Again, slow and steady wins the race. Understanding the NH real estate Transfer Tax, also known as NH Tax Stamps When you sell a property in the State of New Hampshire, buyers and sellers are charged a fee at closing called a NH real estate transfer tax.  It is sometimes referred to as NH tax stamps. This is charged for all NH properties and NH homes sold in the State of NH. The fee charged by the state of New Hampshire is $15 per $1000 of the sales price (as of 2008).   For example, if the sale price of a NH property was $200,000 the fee charged for the NH real estate transfer tax would be $15 X 200 or $3000.  The fee is split equally between the buyer and the seller.
