With the temperature hitting 90 here and over 100 in much of the country it is pool season. Buyers who love pools can not get enough listings to go see. Those who do not like pools, are now looking at homes with pools, as there is a shortage of homes for sale, and they will deal with the pool later.   Now if you are a home seller, if it is late June and the home is owner occupied.... You should be taking care of that pool. How many people can we fit in a house? The short answer was how many people the seller would let into the home. You see... I was on a second showing with my buyer on another companies listing. The buyers, a young couple getting married loved the house. The catch was both his and hers parents were giving them money to buy the home, but they needed to approve. We arrive and he seller is home. I met he seller half way up he walk and introduce myself where the seller states 2 people in the house at a time. That was before introducing the buyer or the buyers parents even getting out of the car. You may be saying what??? During the viewing of a home, the buyer wanted to sit at the table to check out the view that was advertised as breathtaking. This suburban Manchester NH area home has sweeping views of the countryside, a lake and mountains in the distance. Heading out to a Listing Appointment in the Auburn NH Area, the Home Owner was ready to sell. Moving South for work, they are ready to move. The couple told me they researched high and far and that they read the best marketing plan would be to offer a bonus to the selling agent. You see, the neighbor of a vacant home was being protective of his neighborhood. I understand and respect his asking. The home had been for sale for a great deal of time with another agent. When a Home Buyers says "That is my Dream Home" how long do you see them waiting to write an offer? I am seeing an interesting pattern with Some Manchester NH area Buyers. While some are making offers right away, others are still waiting. While some make their best offer up front, others try a low ball offer to "see what the seller will say." What is the same in virtually all situations is the buyers whose offers don't get accepted get pretty mad. When to paint and when to offer a credit to the new Buyer who may want to paint it their own color? This week i visited 2 homes that were for sale all winter and now have expired listings. The first had every interior room brightly painted a different color. There was an apple red, orange, brown and even a blue bathroom. The home owner was puzzled why her home did not sell while many in neighborhood had. The only thing worse than seeing the words "Will not last" with a photo of Spring FLowers in the dead of winter, is seeing the words "Bring all offers" and the Seller rejects an offer $10,000 less that asking price. All home owners want to attract more buyers to their Manchester NH area Home, but using the WRONG phrases could scare off more buyers than you attract. In this particular case The home is listed at $259,900. My pre-approved buyer offers $249,900 not asking for any concessions or closing costs and the seller flashing those words "bring all offers" rejects it. The SECRET is letting everyone know that you can not pay anyone to do, what you can do already for free yourself. If you saw a door left open, would you close it? I had a listing appointment yesterday where the seller of this Manchester NH area home had withdrawn her listing because people ket leaving the door open,not just unlocked, but wide open.     Her cats would get out, the door would slam in the breeze not to mention anyone could have walked away with anything and everything. You never want to do anything drastic when selling your home. When a home went under contract, the seller let her daughter move home. Not an issue but, she came with her 6 cats. SO what is the issue? The buyer was allergic to cats and made an offer on the home being pet and smoke free.
