Some times you have to see it to believe it. While looking at a home in a nice family neighborhood, we got to meet the neighbors. Except now we perhaps knew why the seller was selling. After falling in love with the home the buyer was walking around checking out the yard. The neighbors wife and kids were outside and came over to talk. Here comes the neighbors husband. Driving over the curb, over the lawn and eventually in the driveway. What the??? The kids reply was "Daddy has been drinking summer juice again." One buyer looked at the other buyer who looked at me. You never know what you will find when you take a drive to no where in particular. My afternoon started with a relocation buyer having no luck finding their dream home. With less than a day left to fnd the perfect area, I said lets drive. We headed out North and West of the Manchester NH area.  The buyer wanted "a true New England town". Living here my whole life, what is seen on TV and what is reality can differ. They found homes they liked but not areas. They wanted a true rural town. One with good people they said to raise their Young kids. One with good schools for their future but they wanted to be in the middle of no where, bit close enough to anywhere they may need to go. How I LOVE Bank Owned Homes, you never know what you are going to get when you open that front door. Let me introduce you to my new Manchester NH area Bank Owned Listing. The picture featured is from the master bedroom where a small table doubled as an ash tray. The smell of stall smoke permeates through every wall. Stuck in the carpets and flowing through out the home.  As bids go out to get the home trashed out. The appraiser works his magic to put a price on it. Why would a buyer cancel showings when they are in a rush to buy? Was it going to be too hot? Was it going to be stormy? That would be a NO on both.  With 3 showings scheduled on some new listings here in the Manchester NH area. This home buyer canceled the showings.  Did she not want to buy any longer? That was a no too. She wanted to buy but was staying home to shop. I was so puzzled as why would she HAVE to shop on Saturday and cancel our appointments? She is from MA and relocating to NH. I am seeing a pattern. It starts that Manchester NH area Home Sellers are seeing home selling quick. They want to join the party and sell their home. BUT there is a but. They think they can do it better. They think it is easy. They think they can save money by doing it themselves. They also think they can sell it higher than any one else. There is a rash of new listings priced so high, never mind waiting for Christmas to sell, they may be waiting for ever..... Take the home seller who told every agent that came to interview that their house was worth more, why? Because it as there's. Although no homes have sold that high in the neighborhood. That the fact is all homes in the neighborhood are the same age and same size. They saying hearing NO can make you stronger. Not sure who they is? But I met with another would be seller yesterday. They had started as a fsbo and could not sell their home. Now they wanted a "limited agency" listing or even a MLS entry only listing. I wrote about this Manchester NH area scenario yesterday.  Getting the opportunity to meet local sellers is priceless. Being able to talk to them face to face usually leads to a newly listed home with full service. This seller though thought he could do everything himself. I asked the key questions.  1. How quick did they want to sell? 2. What price did they want to ask?3. How did they come up with this price?4. Why are they looking to sell? 5. Where are they moving? 6. Some of you already knew the answer.... You answer it. YES it is early on a Sunday morning. Saturday was insanely busy and no better time to catch up on real estate than before the phone starts ringing. Here in the Manchester NH area though, home sellers were up early looking for an early bird to list and sell their home.  As they sought to leave a message I could get later in the day, I shocked them by being up, ready and working. It is going to be a scorcher today with no end of the heat in sight here in the Manchester NH area. SO grab your Personal FAN and come with me on a journey. It was just yesterday I got a call to meet a potential Home Seller. I was shocked when as we walked through the home they were going to wait to sell, as it was just too hot to move. This older couple needs to move from their home of 41 years. They want a home all on one level and one that does not need all the upkeep their current home needs. The answer though was easy as pie. I let them know that even if they list today, it would take 45 days at best to close even if we sell their home on the first day. That puts us in September. There is nothing explosive in this blog. Just teenager speak. Recently I helped a family relocating to the Manchester NH area. Usually the kids do not say much to me as the family agent. I try to involve them but most are shy. Well I met my match. As this brother and sister teenage duo were very out spoken about what they wanted. YES Mom and dad had their wish list, but so did the kids. They also had their questions. They wanted an area with a good high school. They wanted a school known for learning. They wanted a school good in sports. They are leaving their teams behind and want to play sports here too. You promised a biding war and all i got was a drip said a FSBO. I looked at this guy kind of puzzled as why he was yelling at me. As I finished up an inspection at a Manchester NH area home Listing I just sold, this guy walked over.   I did field a call from him where he was demanding tips to sell his home. He did say back then he would sell the home himself to save some money. My seller had told him of the bidding war we had only a few days into me listing the home. A home seller demanded answers to two  question before they will list their home. How can they save money and sell their home quick. They interviewed discount brokers who can save them money, but they do not think can sell their home. They interviewed big full service companies that promise to sell their home quick, but it will cost them. When you think of WAR, one does not usually think of Buying a home. Many buyers are finding themselves in a battle to get their offer accepted. Bidding wars are becoming more normal than not.
