Now that 2022 is over, we can look at the past year’s real estate activity and predict what 2023 might look likeThe chart below shows single-family home sales in Portsmouth for 2022. The median price ended at $730,000, an 8.2% drop from 2021.On the other hand, Portsmouth condos enjoyed a sizable increase in median prices. Manchester NH Real Estate Market REPORT Jan. 23, 2023. As we start the third week of January we are seeing some new trends for this New Year. The amount of Single Family homes for sale fell once again last week. The amount of homes Selling remains strong and steady. Prices are down slightly. When you look at condos, the amount of new listings were up about 200% last week. We will keep an eye on how long and what price the new listings coming on the market take to sell.  THIS WEEKS QUESTION is what does the Multi Family Market Look like FOR 2023? That has people thinking more about Buying or Selling a home than skiing or Ice Skating. Prices are down a little. Interest rates are down a little and the total amount of homes for sale are also down. Our Sales though, are up. The biggest swing is the amount of multi family homes for sale is way down, although potential buyers looking to buy one, is way up. It is that time of year again, Let me share with you one of my timeless and infamous blogs. It was the Night before Christmas and all I could see, is a Manchester NH Home Seller kneeling by his tree. The Seller looked up, at the stars so bright, they wished for Santa to bring them a Listing agent, that would try... with all their might.  They had it for sale before, without even a bite. Manchester NH Real Estate Market REPORT Dec. 19, 2022. The amount of  single family homes coming on the market has decreased once again last week leaving some of the lowest inventories of the year. Meanwhile the Amount of new Condo listing tripled last week. The amount of buyers remained strong for this time of year.  WE ARE SEEING ON BIG CHANGE IN THE MARKET THAT NO ONE IS TALKING ABOUT - That would be HOME INSPECTIONS. A short 2 months ago they were unheard of as there was far many more buyers than sellers. Buyers waived them to even have a chance to get their offers accepted.
