FINALLY!!!  FINALLY!!! The rains are falling softly on our fields of freshly planted corn and soybeans in Nebraska. What a relief for our area.  We have been very dry since last fall with only 1 or 2 really measurable moisture events since before Christmas.This dryness and warm temperatures allowed the planting season to start early this year.I rode with one of my clients yesterday as he finished planting a field of corn ahead of the storm.  We moved his equipment two miles to the next field and it began to rain and now it will be a few days before he can continue.The dry conditions have allowed the farmers to get most of their crops in early this season but the hot temperatures in the 90's this early in the year dry the ponds and creeks and subsoil moisture way too quickly.Although the...

I have been asked many times over the last few months this simple conversation starter: “What are Farm Land prices going to do in 2014?”  My answer is very simple…whatever the bushel price of Corn does … Farm Land values will follow roughly 1 to 2 years later. As many of you may remember in 2008…the media incorrectly stated that the farmers were getting $8 a bushel for corn. While that was not accurate, the opportunity to sell corn in the $7 range was attainable by some farmers…but mostly the middle man speculators. In 2010, the prices started steadily rising and stayed in or above the $6/bushel range all the way up to 2012 and were close to $8/bushel. Now, however, due to large crops world wide, the price of corn has steadily dropped the past 2 years to the current range around $4.45/b...

It is that time of year...the crops are coming out of the field and the cows are moving in.  They will not be there for long...but they will finish up what the combines miss. The irrigation wells are shutting down...the canals are drying up...and farmers are out picking up irrigation pipe. Most with a small reserved smile on their face!! In Central Nebraska, it appears that the crops have dodged most of Mother Natures bullets of Hail, bugs, drought, heat and...yes... cold weather. The wheat crop earlier this year was in great shape in most of Nebraska with some fields in the Southwest part of the state short on yields due to lack of moisture. However many fields did look like this one. There was great fear that it was so blasted hot during the time that the corn pollinated this year that the crop may have been severely damaged.  That was short lived as the ears filled out in July and August. The skies have been opening up on the fields of Central Nebraska and nourishing our crops with life sustaining water! Each drop...every single one...helps alleviate the drought we have been in the past 2 years. 2011 was quite wet all year and then in early fall the rains (and snows) stopped and we dried out. 2012 was tough for anyone who did not have irrigation to their crops... ...and the pastures and cattle herds really felt it. 2013 started ok and then dried out and now over the last week we have received million dollar rains. Sadly...it may be too late for the dry land crops...but many farmers remain optimistic that they still might have at least some crop. More rain is predicted...and with the crops reaching maturity where they really need water, we hope that we can catch some 1 an...

Time after time...I ask the same double question when a Landowner says he/she/they want to sell the farm. Only ten words long but oh so powerful: "Is it rented and do you have a written lease?" At least 50% of the time the seller states it is a gentlemans agreement...a handshake lease...nothing in writing. In Nebraska and many farm states...there is no state law that says you must have a written lease to rent your farm ground. However...in Nebraska, there is a law that protects the tenant if there isn't a written lease. While the written lease should have specific dates and terms of the lease, the Nebraska Supreme Court ruled in 1984 that if there is no written lease...then the current lease expires on March 1 of the following year IF the owner/landlord notified the tenant of the lease ...

Central Nebraska is closing in on being the warmest on record.  Today's high of 55 and tomorrows projected high of 60 will seal the deal. What is going on? In a nutshell...the jetstream...that high ridge of air that flows from west to east across the US has shifted farther north this year.   That shift occurred in very early December. The one side of me is loving it!!  Late March weather in January.  The other side is remembering the old Farmer's warning...(my 85 year old Father in Law)...Warm, dry winters mean hot, dry summers.   I hope he is wrong there...but right now January has been way warmer than November or December were and I did not see anything to indicate February will be colder. We have only had 3 days in January of 2012 that the high temp was below freezing...but we had 20...

CORN....King CORN!   Seeds of Gold!  The bins are full and it actually was another fantastic season in Nebraska farm country. I mentioned in an earlier blog that Nebraska has 26,000 Farmers producing over 1.52 BILLION Bushels of CORN this harvest season. Other interesting facts are the reduction in energy used to produce each bushel of CORN.  37% Less energy than 10 years ago. Soil Erosion is down 44% and goes hand in hand with that energy reduction since most Farmers are now doing a No-Till type of ConservationFarming where they do not plow under the old stalks of the previous crop. Interestingly, only about 13% of corn grown in the United States receives irrigated water. One nice thing in America is that approximately 95% of all farms are family owned. The numbers are coming in for the Nebraska corn crop and once again they are staggering. Did you Know: There will be about 1.52 BILLION Bushels of corn harvested in 2011 in Nebraska alone! The corn is what we call "field corn". The corn used for human consumption IS NOT this corn.  There are roughly 9 million acres of corn planted each year in Nebraska! Those acres remove 72 MILLION TONS of greenhouse gas from the atmosphere each year...or more than 9 million cars worth! There are about 26,000 farmers in Nebraska. There are roughly 66 MILLION cattle fed annually in Nebraska! That's a lot of steaks and hamburgers! The corn raised in Nebraska goes primarily to feed cattle, buffalo, hogs, chickens, and Ethanol.
