Since August of this year, the Omaha Real Estate market has been pretty slow, as many listings are proof of that.  Entering the November and December months, home sales typically slow down by 10%, which makes a slow market even slower - not good news for sellers.  But for buyers this means they will have their choice of homes at some of the best prices of the year.  After the first of the year and into Spring, more buyers traditionally enter the market and sellers will not need to negotiate as much on price to get their home sold. Omaha real estate area is pretty soft right now.  November and December are pretty slow months in general.  Home sellers need to take that into account when deciding to sell during this time. First, the price needs to be very competitive.  Buyers are out looking for deals and don't seem to be afraid of writing contracts well below list price. Second, condition of property is as important as price.  If you don't like the carpet or paint, buyers won't either and will offer less or in most cases move on to the next home.  As a seller, if you were going to stay in the home what things would you do to make it better.  Take that list and either make the repairs or reflect in the list price of the home.  Finally, when selecting a real estate agent select one that stays current on all types of ...
