7th Annual Reef/Sweetwater Pro-Am Surf Fest is in full swing! What a beautiful evening we had last night in Wrightsville Beach NC.  After weeks of sweltering temps and high humidty we've had a reprieve and actually been below normal.  I just had to take advantage of the ocean breeze and mild temperatures with a stroll on the beach.  I stopped by to watch some of the surfers practicing their skills for the 7th Annual Reef/Sweetwater Pro-Am Surf Fest.  It looked like a storm might be coming in, but nope, we just had some choppy water and a strong breeze.  These kids were awesome and I hope to get down there again today to see some of the competition.   Don't forget the art and music festival at Wrightsville Beach Park today from 4p ~ 9:30p! If you're ready to buy a home in Wrightsville Be...

But my neighbor said . . . "Don't worry about cleaning up.  If they can't imagine what the house looks like without your stuff out, that's their problem." "Open Houses are a waste of time." "You don't have to leave for showings.  It's helpful if you're there to answer any questions." "Just put the dogs in the garage.  Buyers don't need to see in there, all garages look the same." "You don't need to paint the interior.  If they don't like lime green walls in the living room and canary yellow in the dining room, they can change it once they buy it." I'm sorry, but isn't your goal to sell your Wrightsville Beach NC home, not just list it?  I can't help what anyone else has told you, here in the real world of real estate in Wrightsville Beach NC that's just bad advice.  "Clean up.  How seri...

Sundays at the Beach -- Wrightsville Beach NC More than once I've been asked, "What's it like living at the beach year-round?"  Usually the question comes from friends or family who only get to the beach once in a while and wonder what we do with ourselves when they aren't around.  Seems they think we shut-down and sit around missing them.  While they are missed, we're not just sitting around!  Nope, we're always up to something here in Southeastern NC.  We've got 5 great beaches; Topsail, Surf City, Wrightsville Beach, Carolina Beach & Kure Beach, within an hour's drive and Downtown Wilmington to keep us busy on those few days of the year when the beach isn't especially enticing.  I'm going to take the next few Sundays to show you our beautiful area through photos; give you an idea of ...

Memorial Day is so much more than a kick-off to Summer Well, it's here again.  That un-official Summer kick-off, Memorial Day.  It's a 3-day weekend for many, a time of cook-outs, trips to the beach, lake or mountains, family get-togethers.  Here in Wrightsville Beach NC we'll be celebrating all weekend with family and friends.  And welcoming all the visitors who make the trek to our beaches. I don't begrudge anyone their celebration of Memorial Day.  But I wonder how many have forgotten the true meaning of the holiday?  Have we forgotten that Memorial Day is not just a day off of work or school --  Not just a chance to welcome Summer? Memorial Day, originally called Decoration Day, is a day of remembrance for those who have died in service to our Country.  It began in 1868 as a way to ...

NOAA predicts busy 2011 Hurricane Season.  Prepare now, not later. NOAA is forecasting an above normal Atlantic Hurricane season; 12-18 named storms, 6-10 hurricanes, and 3-6 major hurricanes (category 3 or higher) this year.     From the NOAA website: Each of these ranges has a 70 percent likelihood, and indicate that activity will exceed the seasonal average of 11 named storms, six hurricanes and two major hurricanes. Climate factors considered for this outlook are: The continuing high activity era. Since 1995, the tropical multi-decadal signal has brought ocean and atmospheric conditions conducive for development in sync, leading to more active Atlantic hurricane seasons. Warm Atlantic Ocean water. Sea surface temperatures where storms often develop and move across the Atlantic are u...

Would you buy this house? I don't know how many times I've had a Buyer ask, "Would you buy this house?"  I appreciate that they value my opinion, but it's kind of hard to answer.  After all, I'm not in the market for a new home, so I'm not looking at the house in that light.  We're not viewing homes based on my Wish List, we're viewing homes based on theirs and I never project my wishes or what I would consider a requirement in a home on my Buyers.  I can tell them if I think it's a great deal based on the price, condition, location and area market.  But to say whether or not I would buy the home --  that's tough.  I'm not the one who matters here; my likes or dislikes are unimportant.  When we reach the point where they ask me that question, I have a few questions of my own:  Does the ...

Cape Fear Blue Marlin Tournament in Wrightsville Beach NC One of my favorite pastimes is fishing.  I don't care if it's a lake, a pond or the ocean; from the shore, a pier or a boat -- doesn't matter to me.  I just love to fish.  I'm Blessed that my Grandson, Stirling, shares this love.  It's not uncommon for us to spend the night at Johnnie Mercers Pier in Wrightsville Beach trying to reel in "The Big One"!    But if I were forced to pick a favorite, it would have to be deep-sea fishing.  Getting up before the sun, packing a cooler of food and drink, heading out into the open seas as the sun peeks over the horizon, the thrill of the fight with a more than worthy adversary -- nothing like it.  If you've never been deep-sea fishing you really should try it!  The Cape Fear Blue Marlin Tou...

Sure, I can show you beach homes today, but you may not get to see the ones you want! I understand, accept and LOVE that we are in a Resort area.  I live and work here because I love the laid-back approach to life we enjoy at the beaches of Southeastern NC.  One of the things which often happens here; someone will come for a weekend, or a week, fall in love with all our area has to offer and decide they want their own little piece of paradise.  So . . . they call up a real estate agent and ask to go look at houses.  And we are ready!  Believe me, we love to get those calls!  And if I don't have another commitment, you can bet I'm going to make time for you.   But not every Seller can, or will, accomodate your wishes.  Something that's a little different for us --  with our close proximi...

Easter Sunrise Services in Wilmington and Wrightsville Beach NC One of my earliest Easter memories isn't a basket full of candy, or a new outfit.  It's sunrise services on a knoll in the cemetary next to the church.  I remember waking before the sun was up, dressing in my finery and riding to the services with my step-mother.  It may have been Spring, but it was always freezing; though I wouldn't admit that -- didn't want to cover up my new Easter outfit with an icky old winter coat!   Easter Sunrise Services have always been very special to me.  There's just something so reverent about hearing the story of the Resurrection read from the King James Version of the Bible and singing hymns as the sun rises.  Gives me goosebumps just thinking about it. Here in Wilmington and Wrightsville Be...

Don't write a check your house can't cash! I had a listing interview the other day and the Owner has decided he wants me to list his property.  Unfortunately, I'm not going to be doing that and I'm just sick about it.  It's a lovely property in a little subdivision close to the beach.  There's nothing wrong with the home, it's in good repair and the location is central and desirable.  So, why aren't you taking the listing, Tish?  Because the Owner insists that it be listed 100K OVER what the comps call for.  Why?  Because the homeowner made improvements to the home thinking they would ensure a higher sales price. He put in granite, stainless steel appliances, new hardware, tile floors and completely re-did the baths.  The home is lovely.  But it's over-done for the neighborhood.  Sure, ...
