Standing outside of a dilapidated Bronx apartment building, New York City Public Advocate Bill de Blasio announced plans to launch an 8-point housing plan to hold the city’s worst landlords accountable for repairing their buildings. Earlier, de Blasio launched the city’s “Worst Landlords Watch List” to shine a spotlight on repeat offenders whose buildings have fallen into dangerous disrepair. The online Watch List currently lists 418 buildings owned by 323 distinct landlords. As part of new initiatives, Public Advocate de Blasio has teamed with Craigslist to expand NYC’s Worst Landlords Watch List so that tenants can easily network with others who live in different buildings but share the same landlord. Waxhaw NC Real Estate Market Report—January-March 2011 Lower-priced homes dominated the market in Waxhaw NC during the first quarter of 2011.  The median sales price of $215,000 was 15.5% lower than the median price for 2010.  The highest single family sales price during the first quarter was $352,500.  Twenty one homes sold during this period.  Only one townhome sold during the first quarter of 2011. What do the first quarter 2011 numbers mean for Waxhaw buyers and sellers? Waxhaw sellers face a continued downward pressure on home pricing.  First quarter buyers were looking for homes in the lower price ranges.  Buyers for properties in Waxhaw may be able to find the best pricing and values for many years. At the height of the Real Estate boom, required down payments were at an all time low. In June of 2006, the average down payment percentage on the purchase of a single family residence was 4%. If you had good credit and could breath, there were mortgage brokers who would provide you with a 100% loan with no documentation. All we needed was your name, address, and Social Security Number. That is about to change. The folks in Washington D.C. want  the return of the days of a minimum of 10% and an average down payment of 20% is swiftly approaching.
