Open Houses are usually an option when you list your home with a Realtor®.  Depending on the real estate company you choose to sell your home AND the Realtor® specifically that is your representative they may be encouraged or discouraged.  Personally, I discourage Open Houses for all of my sellers.  I'll get to some of those reasons in a moment but first you need to know what KIND of Open House your Realtor® is wanting to hold.  There are two different kinds of Open Houses: Brokers Open House:  A Brokers Open House can be a viable tool for getting your home presented to many Brokers at once.  Typically, a Brokers Open is help within the first 2 weeks of listing your home.  Your Realtor® will set the date and send invitations to other area Brokers to come and view your home.  Many times ...

Wake Forest NC is a small town right outside of Raleigh NC with a rich, historic background!  Many people to this day still confuse the town of Wake Forest with where the Wake Forest University is located.  Unfortunately, that is not the case.  The University moved to its current location in Winston-Salem, NC back in 1956 but that’s another blog post altogether. I am always receiving phone calls and email from buyers seeking a historic property in the Wake Forest NC Historic District.  Well, that can be tricky – we have several!  Wake Forest NC actually as three Historic Districts listed on the National Register of Historic Places. Glen Royall Mill Village Historic District – this area was included on the National Register in 1999.  Glen Royall Mill Village has an extremely fascinating ...

Each week I provide a FREE Report for Wake Forest NC Foreclosures, Short Sales and REOs homes for sale.  This report includes Wake Forest and some of the surrounding area such as Rolesville and North Raleigh.  Here are some of the details you can find on my report: Subdivision Square Footage Bedrooms/Baths Garage Year Built List Price This Wake Forest NC Foreclosures Report includes all homes from Town Homes to Luxury Homes!  If you see a price that is RED it means there has been a price reduction, if you see a price that is BLUE it means there was a price increase.  Why would a price go up?  Possibly it is a short sale that had an offer that was rejected by the bank and now the price reflects what the bank MAY consider.  That is just ONE of the many reasons to increase a price.   Take ...

Dear FSBO - Lesson #1:  Be prepared to answer questions about your home.  I actually wrote this post quite a few years ago but the same thing happened yesterday.  I had a buyer in my car and we passed a FSBO.  My buyer wanted the information about the home so we stopped and called.  Even though what happened below was 2 years ago - the SAME thing happened yesterday.  Frustrating for me, frustrating for the buyer and really, how does a FSBO plan on selling their home this way?  Needless to say, we never DID get the information on the home yesterday.  We thought maybe the FSBO didn't want to cooperate with a Broker and that's why we weren't able to get the information so my buyer called.  Yep, same thing happened. "So, today I had a listing appointment right down the street from where I h...

Trust is very important when it comes to selecting your real estate agent!  You must know that they have your best interest in mind and that they will go above and beyond to get your property sold for the most amount of money in the least amount of with a minimal amount of stress to you.  With that said...... I have seen VERY bad examples lately in the local Multiple Listing Service.  Many of the offending examples are: Pictures - in the local Triangle Multiple Listing Service we are permitted to have 25 photos of a property.  (Please know that it is different in other parts of the country) Is YOUR agent doing their part in taking advantage of the multitude of pictures allowed?  The amount of pictures isn't even as big a concern as the quality of pictures.  I have seen pictures of beds ...

Answer:  "If you are in Wake Forest you are in the WRONG PLACE!"  I posted almost a year ago about the misconception that the Wake Forest University is located in Wake Forest NC.  Now, we all know that one person can't change the thinking of the masses but I thought it was worth getting the information out again. So, for those of you that missed it here is a brief overview and history lesson on the Wake Forest University.  Really quite interesting! Wake Forest vs. Wake Forest - Would the REAL Wake Forest please step forward? I can not tell you how many times I have been in stores or restaurants and I hear tourists asking for directions to the Wake Forest University.  When they find that although they may BE in Wake Forest the University is approximately 2 hours away......Talk about frus...

Clearly the market has become more active since the same time period last year in Percentage of List Price received, Pending Sales, both Average and Median Sales Prices are up and another great indicator of a rebounding market is the number of closed sales. January 2012  had a +85.7% increase in Homes that Closed compared with January 2011.  It is important to keep in mid that the Days on Market though has increased.  So while the homes ARE selling it is taking a touch longer to get them under contract.  Patience is a Virtue!  There are currently 697 homes for sale in Wake Forest NC with over 46% of them being in the sweet spot ($200,000 - $400,000) so competition is fierce.  If you are ready to play ball you better be competitive, look your best, and be aggressive!  If you are thinking...

Both the Median Sales Price and the Average Sales Price for Wake Forest NC Real Estate increased since the same time period last year.  The Median Sales Price increased by +23.7% and the Average Sales Price increased by +7.8%.  It is good to see both number moving in the positive direction - my only concern would be for them to increase TOO quickly! If you need a bit of an explanation for difference between the Median Sales Price and the Average Sales Price please feel free to visit this recent post that helps to explain.    Median Sales Price vs. Average Sales Price - What's the Difference?   If you have any questions regarding the Average Sales Price of Homes Sold in Wake Forest NC or the Median Sales Price please feel free to give me a call or send me an email - I'd be happy to help!...

Do you know the difference between the Average Sales Price and the Median Sales Price?  Many people get the two confused and more often than not believe the two are interchangeable and that is the furthest from the truth. The Median Sales Price is when one is given a group of sales prices it will be the one in the middle.  That means that 50% of homes sold for more and 50% of homes sold for less.  Here is an example that might help: 5 Properties and their Sales Prices: Property 1 - $179,000 Property 2 - $180,000 Property 3 - $183,000 Property 4 - $195,000 Property 5 - $205,000 The Median Sales Price in the above example is $183,000.   The Average Sales Price however, is $188,400.  In order to arrive at the Average Sales Price you must add all of the Sales Price together and then divide ...

On most Listings Appointments I bring up the Absorption Rate of Wake Forest NC and I am more often than not met with a glazed over look like I am talking jibberish.    Regardless of where you live in the country and Absorption Rate is important!  Here is an excerpt from a post I wrote on this very subject: "An Absorption Rate quite simply is the supply of homes that are on the market.  For instance, if there is an Absorption Rate of 8 is would mean that should NO other homes be listed it would take 8 months for the currently listed homes to sell or to be "absorbed" back into the market." While that brief paragraph may be enough to satisfy your curiosity about what an Absorption Rate is you really should take a few minutes to learn what Absorption Rate indicates a Seller's Market, a Buye...
