The 25th installment of the Nags Head Woods 5K is set to take place on Saturday May 10th.  This Outer Banks tradition is something that should not be missed.  If you enjoy a good early morning sweat this is your weekend event.  The course winds through the beautiful Nags Head Woods.  These woods are one of the most picturesque places of the Outer Banks   The race is sponsored by the Outer Banks Kiwanis the race starts 8 am.  If you are ready to sign up you can do so at www.active.com.If you are thinking of staying for the week or just the weekend there are still some great off-season deals to be had.  If you can't make the race remember the Outer Banks Marathon is coming in November.

My friends at Coldwell Banker Seaside Realty tell me that deals abound in the Outer Banks. Bank owned and foreclosed properties are on the market. While this is a definite letdown from the high flying market there over the past few years, it is a great opportunity for those who want to invest in properties on the coast. 22 Nags Head oceanside properties sold in 2007 with an average price of $990,522 a median price of $1,060,000 and 220 days on the market.Currently there are 67 properties for sale in Nags Head on the oceanside of the road with an average price of $1,247,916 and a median price of $1,048,999.There are enough houses for sale right now to last the next 3 years and that doesn't take into account all of the properties that will be coming on line this Spring. Sellers need to look at this data and be realistic in their expectations.

Between the roads in Nags Head saw 33 sold residential properties in 2007 with an average price of $499,212 a median price of $475,000 and 155 days on the market.Currently there are 58 residential properties for sale with an average price of $712,922 and a median price of $707,475. It looks like there are a lot of sellers still not being realistic about selling their properties.

There were 68 residential properties sold on the westside of Nags Head during the year of 2008.The median price was $375,000 the average price was $421,837 with 128 days on the market.Currently there are 69 residential properties for sale.The median price is $429,000 with an average price of $494,444.Sellers need to be realistic about their prices if they want to become one of the sold statistics.

Despite the fact that the beach nourishment referendum was defeated by the Nags Head voters in April, the Nags Head board of commissioners are continuing in it's efforts to obtain the permits necessary to proceed with a beach nourishment project.The Outer Banks has been trying to get the federal government to pay for a beach nourishment program but those efforts have failed. The Nags Head commissioners have decided to try it alone.When commissioner Bob Oakes commented "But the voters spoke loud and clear", referring to the referendum defeat in April, commissioner Anna Sadler said "I don't care about the voters." She went on further to explain "We need to raise taxes and put sand on the beach."It looks like the citizens of Nags Head might end up paying for beach nourishment after all.

The Town of Nags Head is still pursuing permits for a beach nourishment project even though the Town of Nags Head voters overturned the funding referendum.  The meeting held on June 7th had commissioners discussing the permits and some potential ways of funding the project.  I am sure things will be heating up with the local papers and bloggers in the coming days.

The Dare Home Health and Hospice will host its fourth annual Beach Memory Walk in Nags Head on Sunday June 3rd. The walk will start at the beach access at MP 14 near Village Realty in Nags Head at 2 p.m. and run until 5 p.m. Memory flags displaying the names of loved ones will line the beach and are available by calling Fran Veihmeyer at 252-475-5028.The Wilder Brothers will perform at 2 p.m. and the Free Grace Church Youth Choir at 3 p.m. and Latino Dancers at 3:30 p.m. and Echoes of Heritage at 4 p.m. and at 4:50 there will be a closing ceremony. All proceeds will benefit the hospice program of the Dare Home Health and Hospice.

Now that the election on the referendum to increase property taxes in Nags Head for beach nourishment is over I am left wondering.This is to the residents of Nags Head. If you did not vote. Why not?If you voted against the tax. Why?If you live on the oceanfront why did you vote for or against beach nourishment and why?

Lone Cedar Restaurant in Nags Head was destroyed by fire last night.  For those not familiar with the restaurant, it was known for excellent food and great service. There were not many details from bystanders and fire personnel.  There were a few news trucks from Tidewater Virginia reporting on the story so we might get a clearer picture this evening.  It is awful timing - the tourist season is just around the corner.  They had just completed a major remodeling of their bar.

The people on the Outer Banks have always dreamed of a convention center and it looks like we might finally get one. A 9.6 acre site at MP 16 in Nags Head has been purchased by the Outer Banks Tourist Bureau in conjunction with the town of Nags Head.There are no plans to build the convention center just yet but at least we now have a big enough piece of land set aside.

The Beach Nourishment Vote results are in and beach nourishment has been voted down in Nags Head.  The special district (those closest to the ocean and the ones that would pay a majority of the tax 39 cents per $100 value) narrowly approved the plan with a preliminary vote of 56 yes and 53 no.The rest of Nags Head (the owners that were asked to only pay 5 cents per $100 value) soundly defeated the issue with 324 voting yes (40%) and 478 voting no (60%)  Both districts had to approve the plan in order for it to pass.  Visit Outer Banks Real Estate for updates.

The residents of Nags Head on the Outer Banks of North Carolina are casting their vote today on Beach Nourishment.  The papers have had plenty of letters to the editor to publish from both sides of this issue.  One of the local blogs I read - Bill's OBX Beach Life has posted an online poll about support for beach nourishment.  As of 2 PM this afternoon - his readers are not supporting the beach nourishment program.  Current status:5 votes for beach nourishment13 votes against beach nourishement1 vote - never heard of it - this person cannot possibly be from the beach - it must be one of Bill's windsurfing buddies from up north.6 votes for - Not sure if I am against it or for it 1 vote for otherNow I know this is not a scientific poll - the margin of error is probably high.  It will be i...

The time has come (scheduled for Tuesday April 17th) for Nags Head Residents to vote on Beach Nourishment.  There are many vocal opinions - you can read the letters submitted to our local papers and local blogs.  I support beach nourishment.  I believe it is a necessary maintenance issue but I am concerned that there is not enough local support to pass the proposal.  The cost for not doing anything will probably turn out to be much greater than anyone expects.  I will post the results next week.

I wrote a post on Outer Banks Real Estate about the current activities on the Outer Banks.  Real Estate sales are still slow but we have seen an increase in activity.   The hot topic now is the Beach Nourishment vote to be held on Tuesday April 17th for the citizens of Nags Head.  The local papers, blogs and organizations are busy presenting their sides.  Details and links for the proposal are located on an earlier post.  I will post vote results as soon as they are released.

The 24th annual Nags Head Woods 5K run is scheduled to run on May 12, 2007 in the Nags Head Woods Ecological Preserve. This is a rare maritime forest and offers a unique setting for a race. If you have an interest in running you need to sign up right away because this event usually fills it's 400 runner limit. The Outer Banks Kiwanis Club is organizing the event this year and entry forms are available on their website.
