My first day on the beach at Nag's Head offered up something completely unexpected to me. (http://www.townofnagshead.net/) Brown Pelicans. I was out in the water, enjoying the surf when I noticed a flock of seagulls heading towards me.  Seagulls? Something seemed different though.  Something was actually very unusual.  It was something I had never seen before.  These 'seagulls' were flying in perfect formation, swooping down gracefully across the crest of the waves. (http://www.stephencresswell.com/s/pelecanus.html) It was beautiful to watch.  I was amazed.  I was speachless. My boss, Joseph F. Pino, auctions properties. (http://localism.com/blog/nj/posts/1306997/If-you-need-a) He usually holds his auctions on Saturday mornings right on the site of the subject property.  There is typically a mixed crowd of investors, curious neighbors and nervous potential homeowners. There is usually a Realtor or two in attendance, as well. In many markets  a good portion of the properties that are selling are either REO or short sale. About 30% of my lisitings are short sales now and I have been able to pick up 6 REO listings ( scraps form the REO fraternity) this year.  Our MLS inventory is less than 6% under contract - My inventory will be 30 to 40% under contract by the middle of next week . It just seems crazy to me why an agent working for a buyer would "stay away" these opportunities just because of  the pitfalls that come with a short sale . Seems to me we should all jump in and get these distressed homes sold - then these agents can find something new to complain about. We are going to have to MOVE this distressed inventory over the next couple years if we want to " stay away" from them. We  have a duty to  our cl...

Sam & Omies in Nags Head NC is one of those pilgrimages to a favorite restaurant our tourists take each year. Located on Beach Road (also known as NC 12 and Virginia Dare Trail) near milepost 16, this quaint restaurant attracts locals and vacationers alike. Fishing Season on the Outer Banks - There's surf fishing, pier fishing, or enjoy a half or full day fishing in the Gulf Stream. Fall here on the Outer Banks is truly awesome. While we have 4 seasons based on nature's color changes, we also have seasons based on the type of visitors we have. Fall probably is the favorite for men. They either rent a small cabin and spend several days fishing with their buddies. As you can see by the 2 photos below, the choice for surf or pier fishing is fun and relaxing. While there certainly a number of women who enjoy the sport, when spouses come for the fishing season, many women are content to let the men have the fishing fun while they shop. I recently posted a story about Mr. Kevin Davis from Indiana taking home a once in a lifetime memory of his Outer Banks vacation. While enjoying the beach in Nags Head, a young fawn had gone into the ocean and was struggling in the surf. Mr. Davis went in and rescued the animal. I'm sure the animal was scared and in shock ... but so thankful to Kevin Davis. The animal was taken to Roanoke Island Animal Clinic as a precaution. After some antibiotics and a few days rest, Officer C. P. White from the Wildlife Resources Commission  released the young fawn at Nags Head Woods in Kill Devil Hills ... on the sound side of the island. An Outer Banks vacation often brings once in a lifetime memory to many visitors. Sometimes it can simply be watching your grandchild play in the sand. While the overall number of Nags Head residential property sales is still down below the historic highs of the boom years, the prices in most areas of Nags Head have started to make a rebound. The median prices for properties located between the roads in Nags Head is now higher than it was in 2005 and the average price is back at 2004 levels. Likewise the median price for a residential property located on the west side of Nags Head is higher than it was in 2004, which was a banner year and the average price is almost where it was in 2005. The Nags Head oceanfront continues to suffer both in sales volume and in price.         Why are some homes selling quickly and others NOT even getting a showing? - maybe a nice flyer will do it!! LOL- I actually saw that nonsense in a real estate column recently!  Here on the Outer Banks the price of an average middle class home went from 80k to 120k in 1998 to 280k-350K in a matter of three short years !!  My little home on Palmetto street was worth 80k for about 7 solid years in the 90's - then all of a sudden BANG $295,000!! Let's remember that historic appreciation in real estate is 6 to 8% . This is reality - THAT other thing was a very quick dream - or a nightmare for some.   One reason The Outer Banks market has a higher than normal absorption rate is because we are primarily a second home market. While this is a definite letdown from the high flying market there over the past few years, it is a great opportunity for those who want to invest in properties on the coast. 22 Nags Head oceanside properties sold in 2007 with an average price of $990,522 a median price of $1,060,000 and 220 days on the market.Currently there are 67 properties for sale in Nags Head on the oceanside of the road with an average price of $1,247,916 and a median price of $1,048,999.There are enough houses for sale right now to last the next 3 years and that doesn't take into account all of the properties that will be coming on line this Spring. Sellers need to look at this data and be realistic in their expectations.

Between the roads in Nags Head saw 33 sold residential properties in 2007 with an average price of $499,212 a median price of $475,000 and 155 days on the market.Currently there are 58 residential properties for sale with an average price of $712,922 and a median price of $707,475. It looks like there are a lot of sellers still not being realistic about selling their properties.
