  Today is a perfect day to be out on Lake Norman boating and playing, especially for our children who are on summer vacation.  It's hard to believe that another year has gone by and that this Friday - Sunday are North Carolina's annual tax-free back-to-school days! Technically, the sales tax holiday begins at exactly 12.01a.m. on Friday, August 1st and ends at exactly 11:59p.m. on Sunday, August 3, 2008.   Not two days after one of my out-of-state buyers asked me about how the housing slowdown has effected Lake Norman builders, the lead article in The Charlotte Observer's Business Section was:  "Housing slump slams Mecklenburg builders.  In a signal of the market's steep decline, building permits are off 40% from 2007."  The article went on to say: Permits fell 30% below the lowest level in the last decade Permits for the 8-county Charlotte area fell 49% in the first half of 2008 and 52% for the second quarter compared to the same periods last year according to Market Opportunity Research Enterprises.   The Lake Norman Home Builders Association launched a new quarterly magazine "The Lake" this spring which, according to Larry Airey, Executive Officer of the Lake Norman Builders Association, "flew off the shelves"!   With a development as huge as Langtree at the Lake one might wonder whether they are on target considering our current, challenging national economy let alone the slow down of real estate sales in the greater Lake Norman communities. It was exactly one year ago that I started creating these Lake Norman Real Estate sale analysis and market reports for this blog.  (See Lake Norman Real Estate Sales Trends:  2nd Quarter 2008).  For the first time, I am now able to compare the numbers for the active, contingent, conditional and pending sales as well as the statistics about the single family residential properties sold year to year:       IMPORTANT FINDINGS: Active listings are up a whopping 38% versus one year ago The number of listings sold dropped 42% versus the same period in 2007 The average sales price dropped 9% versus 2007 The months of supply of listings based upon our current sales and inventory is 19.9 months.  One year ago we had an 8.4 month supply on hand which is less than half of this year.  Keep in mind ...
