 Matthews, NC Housing Market Update: May 2019Matthews housing report for May 2019. Matthews remained a seller’s market in May 2019 with the months supply of inventory at 2.2 months. Inventory was up slightly, but new listings were down in May. Average sale prices of homes were flat compared with one year ago, but median prices were up 6.2%. Matthews saw a significant drop in days on market in May… homes are selling in 20 days on average and median days on market are less than one week at 6.  Matthews, NC Housing Market Update: April 2019Home prices in Matthews, NC continued to increase in April 2019 with average home sale prices up 14.9% compared with April 2018. Both average and median home prices were up in April despite an increase in the days on market. Closed sales increased almost 45%, no doubt as a result of an increase of 45.8% in pending sales in March. New listings were down in April 2019.. Homes were selling faster with average and median days on market decreasing compared with one year ago. We even had a bidding war on the back-up Offers!  Our sellers took our advice and took the time for proper packing and prepping their home for the market. The sellers had lived in the home for 17 years and had children and had accumulated quite a bit of 'stuff,' needing to be sorted and re-staged. One of my agents, who also owns a staging company, spent 3 days with the sellers, decluttering and staging the home.  Matthews, NC Housing Market Update: February 2019February home sales increased significantly in Matthews in February 2019 with double digit increases in both pending (+26.2%) and closed sales (+24.3%) compared with one year ago. A huge increase in new listings of 54.2% increasing inventory by 10.1% no doubt contributed to the increases in pending and closed sales.  5 Hot Matthews, NC (28105 Zip Code) Neighborhoods To Watch In 2019 The story behind the hot neighborhoods in Matthews in 2018 is the relatively sharp increases in the average sale prices of homes. With one exception, these neighborhoods did not see very large increases in the number of homes sold in 2018 compared with 2017, but home prices did escalate. Matthews remains a reasonably affordable area for home buyers despite the 2018 price increases with three of these neighborhoods averaging sale prices under $300,000.    BRIGHTMOOR Brightmoor remains a "hot" selling neighborhood in Matthews with 26 home sales in 2018 (up one versus 2017).
