  I'd posted about a local book fair event that will fundraise for Charlotte Mecklenburg Libraries earlier today so thought this new info deserved mention as well.    The Matthews Library Branch is in need of volunteers, and is accepting online or in person volunteer applications through August 6th.      Apparently 50 volunteers are needed to provide support to Matthews Library Branch staff, and they're looking for people willing to donate at least 2 hours a week and commit to that for 6 months.    Two hours a week in the scheme of things really isn't much.  Let's face it most of us spend more than that watching tv or surfing the web.  If you live in the Matthews (or Southeast Charlotte NC) area, are willing and able to donate some of your time and are interested in volunteering, visit ...

Every month I am asked by the families in this community how the values of the properties are.  Considering I call this community home and am an active member of the new board of directors for the HOA; I feel I have a lLot at stake as to what happens in my community.   One thing that impressed me to the community is the stabilization of the prices over the past three years.  We all know 2009  and 2010 have been tough years for us economically.  Banks have collapsed and the housing market has crashed with wall street.  However;  this little community of 110 homes in Matthews seems to be staying ahead of the trend. Matthews NC Real Estate Market Report—April-June 2010 How did the Matthews NC real estate market fare in the second quarter of 2010 and how did it compare with 2009? The single family average sales price in Matthews NC rose again in the second quarter of 2010 increasing 3% over the first quarter average price and 12% over the average price in 2009.  The number of homes sales almost tripled over the first quarter.  Average days on market dropped.  This market activity is most likely reflective of the tax credit stimulus package. The average sales price for townhomes and condominiums decreased slightly in the second quarter of 2010 and the number of units sold remained low at 7 unit. While perfoming an inspection matthews home inspector Preston Sandlin found a dent in the tilled shower which was really odd because backer board would not allow a dent like this. Well it turns out that this tile was actually mounted on drywall instead of boakboard whick is a big no no. All of this tile in this walk in shower will have to be pulled down. Backer board will have to be installed and then it will need to be retiled. Data acquired from the CMLS 5/1/2010 - 5/31/2010May proved to be another month of strong sales for residents in Matthews North Carolina.  Sales nearly doubled over the prior year for a total of 63 and new inventories were actually lower this year compared to last.  However, whether influenced by the fast approaching end to the first time home buyer tax credit or the market as a whole, the average single family sales price fell by 6% to $277,778.  Additionally, sellers received only 92% of their original asking price and the sales price per square foot fell from $104 to $98.29.  Bank owned foreclosures and short sale listings account for 13% of the available single family inventory but account for 24% of the sales.  New construction accounted for only 4 of 63 closed sales with sales comi...

Charlotte Symphony at Matthews NC Stumptown Park Picnic baskets and beach chairs.  Kids with balloon animals.  Dancing in the sand. This was the scene last Friday night at Stumptown Park in downtown Matthews NC.  The park filled with families as the sun set below the tree line and the heat of the day cooled to a warm summer evening.  Then the Charlotte Symphony came on stage and played for an hour and a half in its Summer Pops series. What a great way to spend the evening!  Stumptown Park provides a very intimate venue for the Symphony, which includes Matthews as a stop on its summer schedule.  Friday’s concert was a musical trip around the world with fun songs such as “La Cucaracha” and a medley of Irish dances.  Something for everyone, young and old. Each month I discuss how the market fared in the past three years in areas I specialize in.  I try to let people know the trends that are happening in the areas and how prices have been affected by the economic situation.  Crestdale Crossing in Matthews North Carolina has seen a trend shifting in the opposite direction for the past three years in volume of sales.  Ironically though people are staying in the community.  There is fewer homes on the makrket now than ever before in this 110 home subdivision in Matthews. Three years ago homes in here were sellign at a rapid pace.  From June of 2007 to June of 2008 there were 16 home sales at an average price of $129475.  Homes were on the market for an average of 77 days then. Brightmoor offers families a great community at an affordable price.  Located just outside of downtown Matthews; it's convenience to shopping and major highways makes it an attractive location for families.   The market has seen an upswing in the last few months and closings are expected to rise through June as buyers rushed to take advantage of the expiring tax credit.  So,  some of the numbers may reflect that rise in buyers moving quicker rather than waiting.  However;  the trends are showing a gradual and steady increase in the neighborhood.  We probably will not get back to pre mortgage crisis sale price numbers but at least the market is starting to show signs of stabilizing.
