The 4 homes that sold were on the market an average of 130 days (as opposed to the average DOM for active listings of 210 days). Maggie Valley, NC celebrates Bicentennial with Storytelling Maggie Valley neighbors and visitors enjoyed a special day with regional and local storytellers and crafts people on July 12, 2008. As Maggie Valley celebrates its bicentennial, the storytellers told of country store politics, mountain preachers, hound dogs, and even the dumb blonde.   As one local storyteller stated," I learned to laugh at myself early on; cuz I realized I would miss out on half the fun in life if I didn't". The Stomping ground hall was a twitter with the snickers of the crowd, punching each other in the sides and nodding, and with toe tapping during the mountain music intervals.    WHAT MAKES THE WESTERN NORTH CAROLINA MOUNTAINS SO SPECIAL?                                          by: Lynda Bennett   The answers are easy to find.  Since the days when the locomotives first chugged up the Saluda grade to destinations such as Flat Rock, Lake Lure, Waynesville, Black Mountain, Dillsboro and Asheville, "summer people" have been visiting the mountains.  They may have come for different reasons such as the lack of air conditioning or the fear of mosquitoes laden with disease in the sultry southern lowlands, or a family connection brought them home. Continuing with my month-end reporting, here are the numbers for Maggie Valley, NC.  Compared to the previous 5 months, Maggie Valley is rocking!  Maggie Valley, NC recorded 15 residential real estate sales in June 2008 as of 07/01, and the average number of days it took to sell the 15 homes was 124.  The most expensive home sold in June in Maggie Valley was SOLD for $437,500; the least expensive home sold was sold for $85,000. The views from this 'oversized log home' in Maggie Valley were so beautiful, and truly breath-taking, that I didn't want to leave when we finished our cookie cutter 'realtors on caravan' tour a couple of months ago. Selling my soul to stay up there came to mind. No, it is not my listing. The price of this home was reduced on June 16th by $101,000 to $899,000 (MLS #413357). The [winter] photos posted for the listing do the home no justice (sorry, but that's my opinion). This home is in Country Club Cove Estates in Maggie Valley, at 4200' on a level ridge lot, and guest quarters that sleep 16... or your spouse! Seven residential real estate sales were recorded for Maggie Valley, NC in May 2008 as of 06/01.  It took approximately 174 days to sell the 7 homes. The number of homes on the market in Maggie Valley as of this morning (June 2) is 282. Absorption Rate. Selling 7 homes per month with 282 on the market as of 06/02 equates to an absorption rate (i.e., inventory) in Maggie Valley of approximately 40 months. More homes have gone on the market (April 30 there were 259 homes on the market in Maggie Valley; today there are 282 Maggie Valley homes on the market), and too few are being sold to reduce our inventory.
