There is a lot of buzz among Greensboro residents, and the entire Triad area for that matter. We are all extremely excited about the new venue for our PGA Tour golf tournament, the Wyndham Championship. For the first time since 1976, the tournament will be played at the Sedgefield Country Club on its recently renovated Donald Ross designed golf course. The Women's Resource Center of Greensboro is throwing the 7th Annual Men Can Cook Fundraiser.  So we gather 50 men from the Greensboro Triad area and dazzle the crowd with our culinary prowess.  A Silent Auction, and a Chef Cook off are just part of the show.  So at the Greensboro Coliseum on Saturday, August 2nd I get to be one of the fifty showing our various culinary skills.  I am just rather torn as to what to prepare.  I have thought maybe mini cheesecakes and an entree of some type.  Now I have to prepare enough for 400 people.  Now my thoughts on the cheesecakes are two of my best sellers of Mandarin Grand Marnier Cheesecake or Frangelico Chocolate Cheesecake.  I have thought about one of my versions shrimp and grits.  Most likely the Louisiana red clam sauce version with red and...

The Kirkwood neighborhood is one of the older established communities within the metro area of Greensboro.  On quiet streets these adorable little homes thrive with young families and older residents that take care of their area with pride.   The residents walk their children and their pets through the quiet streets and stop and talk with their neighbors just like neighborhoods use to be. With First Quarter Results in, Purchasing Real Estate In Greensboro NC Still Makes Good Sense. Updated July 2008  With almost 800 homes sold (closed) in the first quarter of 2008, it reflects a 22% drop from this point in 2007 and a 5% drop from the 4th quarter of 2007.  There were 2486 homes on the market (currently 2675, a slight increase), which at the current rate represents just over a 12 month supply of inventory.  Meaning that if no other homes came on the market, it would take us 12 months to sell what we currently have for sale.  The average sales price was $188,619.  In 2007 there were just under 3500 houses sold, with an average of 92 days on market, sold for 93% of what it was listed for, was 2104 sf, had 1.5 floors, 2.4 baths, 1.8 garages, was 23 years old and 76% were in t...

  To show a passionate side of Greensboro there are many places to look.  One that I know of personally and am involved with is the Greyhound Friends of North Carolina.  We have satellite facilities across the state but, our main kennel is right outside Greensboro in the wonderful suburb of Oak Ridge.   We can house up to forty of these "gentle giants".  I personally have four of these wonderfully gentle creatures.  As you can see here Dusty my first hound loves playing with my youngest.                             These hounds are amazingly loving even after what some of them have been through.  They are raised in a loveless environment with only one thing on their owner's mind RUN!  Then to further dispel more myths they are not hyper dogs. A look at the numbers for June, show that we are definitely in a Buyers Market in the Greensboro area. If you are in the market to buy a home this is great news for you! If you're seriously thinking about selling your home or you already have your home on the market and you're seriously ready to sell, then you need to make sure you price it correctly for the current market. With an active inventory of over 4900 Listings in Guilford County and only a little over 650 homes selling (closing) per month since March, you have to make sure your home is priced right and ready to sell! I see those ads everyday one place or another... TV, Internet, Newspaper, etc., spouting "Foreclosures in your area from $10,000!". So I decided to take a snapshot in time today and see what the savvy investor can get for 10K in the Greensboro/Guilford County area.  As a note of reference we have been listing foreclosures for Freddie Mac and BB&T for over 4 years. And yes we have sold two homes for less than 10K, about 2 years ago. Well not to my surprise, (today), there were no foreclosures active in the MLS for 10K or less, but there were 3 listed under 20K, starting at 14K. There are 24 listed from 24K to 50K. Also a search of homes closing for 10K or less over the last year, only produced 7 homes. So when you do find these homes at 50K or less, are they really "bargains" or good buy...

Well the media thinks that the real estate market is in the tank. The only problem with that statement is that in the Greensboro Triad area is not experiencing the same downturn as in other parts of the country. According to the Triad's multiple listing service data the average sale price for homes in this area has actually gone up in the last year with no significant change in days on market (days on market being how many days a home has been listed for sale). A recent New York Times article quotes Douglas Fenichel of Hovnanian Homes as stating "that when a home is priced properly, people will buy," showing that nothing is as it seems. Hello all, Ok I am going to pose a question. How to sell a home in a down market? Now granted this is an isolated incident but, one I feel I will repeat often. I just had a nice little townhome listed. After speaking with the owner we agreed he did not want to sit on it. After pulling the comps we came up with a price that was 3% below market value. Then we added some incentives of some closing costs and a home warranty. Now we are sitting back and watching the excitement. Face it folks we know it is a buyers market right now. So we know there are buyers out there. We have had six different buyers come through. We have two more appointments on the books and one offer already on the table.   Homeowner Tips:  Accelerated Mortgage Payoff Options As of late, I have had several clients ask about ways of getting their mortgages paid off early or at least earlier than scheduled.  Now   the first thing that comes to the minds of most is "hit the lottery" or "marry into some $", but before you go to those extremes, there  are viable options for you to explore if you are serious about having you mortgage paid off earlier than the scheduled date.
