Many of the guests will be top-ranking military officials from Washington and elsewhere. Col.  Fayetteville NC real estate is set to blast off. And yes, If you've been following my blogs you're probably tired of hearing it (I've been playing that record so much it's almost worn out) but it's true, I genuinely believe it. Eric Anderson (kudos Eric) a fellow Fayetteville NC real estate agent covered this very subject a few days ago but I wanted to stress the point a little more and from a slightly different angle. Here is why I believe Fayetteville North Carolina may be the best real estate market in America: Because of BRAC the Fayetteville North Carolina area is gaining about 25,000 additional people and/or families over the next 5 or so years. That fact alone should get your blood pumping with excitement but it's only part of the formula.Think of all the businesses that will ope...

Fayetteville North Carolina is a hidden gem that most investors are totally unaware of.  The market in Fayetteville is currently a buyers market, ripe with great investment opportunities.  Fayetteville Home market is one of the most undervalued markets in the country.  According to CNN Money report, Fayetteville NC Real Estate market is the nation’s most undervalued market.  The medium sales price is hovering around $175,000, which makes it about 21 % below equilibrium.  We need to look at this a little deeper, from a very detailed level:    Is this an Investors Paradise?  (My Vote is Yes) 1) Fayetteville NC (Fort Bragg Real Estate Market) is undervalued by more than 21% 2) Fayetteville NC (Fort Bragg Real Estate Market) is in a Buyers Market 3) The primary purchasers (Fort Bragg Soldi...

Our military service personnel are in a unique position, upon retuning to the US.  The military is deploying many of the units for periods ranging from 12 – 18 months.  Realtors who service military personnel should be aware of the potential purchasing power of our service members.  Being prior military and servicing the Fayetteville, Fort Bragg and Pope AFB region we are very aware of the economic impact to the our region.  Service members who are deployed outside of the United States are not taxed during that period, and typically save a large portion of their pay for a large purchase upon their return to the United States.  The responsibility of the Realtor and the Chain of command is to educate our young soldiers to invest in their future with a home (Asset) instead of in a high p...

Realtors and Potential Home sellers should be educated and aware of the Land Transfer Tax fight in the State of North Carolina.  Why?  The tax would have potentially impacted Home Sellers to pay an additional 1% tax on the sell of their home.  The tax would adversely impact areas, such as Fayetteville, NC with a large military community.  Why?  The military family members move every 3 – 5 years, taking the additional funds out of our hard –working military member’s pockets.  Consumers, always ask your Realtor the tough questions so that you’re well informed with potential changes to your bottom line.  Below is the overview of the fight over the NC Land Transfer Tax and it’s potential impact:    1) Equity is stripped from the seller. Because transfer taxes are paid by the seller, part o...

With the initiation of the Base Realignment and Closure Act, better known as BRAC, Fayetteville, North Carolina can expect to welcome an estimate of 18,000 to 45,000 new citizens between 2006 and 2011.  By no means is Fayetteville just a sleepy little hollow, but rather an All-American city on the rise.       As expected, with such astounding diverse population growth, concerns arise, one of the biggest of which is housing.  Where will these people live?  Can Fayetteville sustain a population boom of this magnitude?  Simply put, the answer is yes.  In an age where comfort has become the key, luxury homes in the area have become increasingly available and more affordable.  Consider subdivisions such as Silver Creek, Baywood, Greystone Farms, Fairfield Farms and Forest Creek.       So in ...

Panera Bread Co., a soup and sandwich chain is opening a store in Fayetteville North Caorlina. Fayetteville will one of 5 locations to get new stores in the state. _____________________ The Cumberland County BRAC Taskforce has hired The Republik, an independent business in Durham, N.C., to handle an internet ad effort consisting mainly of banner and viral ads, Web site development and blog seedings. The budget - $500,000. Wow! Why? To draw active soldiers, DoD employees and their families from other bases to relocate to Fort Bragg which I thought was a matter of military orders but I guess I'm missing a piece of the puzzle. "The Republik combined a strong understanding of what Fayetteville, N.C., has to offer military residents, along with an outsider's objectivity. And their case histor...

As I reported in another post, well water off Rim Rd , the well water in that area of Fayetteville is contaminated with benzene, a known cancer causing chemical. Stay tuned for updates. According to Tiger Woods on a visit to Fort Bragg, North Carolina, if he had not become a professional golfer;  he would have probably served in the military in a special operations branch.  As you may recall, Tiger's Dad, Earl Woods, was a Green Beret.  In 2004 Tiger held a golf clinic at Fort Bragg, N C and while there  completed 4 days of special operations training.  John J. Kruzel's article tells more about this.I found this interesting and something I had never given much thought to.  If you had not become a real estate agent or whatever your present job is, what would you have done?  As for me, instead of listing and selling real estate in Onslow County, N C, I probably would have floundered around some more and then studied interior decorating.

The BRAC relocation has many of our military families relocating to many different regions based on the need of the Military.   It’s extremely important for Realtors to understand the sensitivity and need for assistance to the military families.   We need to work together to service referrals and our military families.   The first step will be to educate ourselves on exactly what is BRAC? Definition of BRAC:  "BRAC" is an acronym that stands for Base Realignment and Closure.  It is the congressionally authorized process DoD has previously used to reorganize its base structure to more efficiently and effectively support our forces, increase operational readiness and facilitate new ways of doing business. BRAC Relocation Realtor:  Sherinne Anderson (www.ARGHousing.com)  “Imagination is...
