I have to say this past year has been very exhausting for myself as well as many of my buyers.  Are the banks lending? How easy is it to get a loan?  Why is my loan not coming out of underwriting?  The pre-qualification letter that many a buyer gets today in this market is just the beginning in the loan process. Do not be fooled that even tho you have in your hand a pre-qualification letter or prequal letter that you will be going to the closing table.  The loan process usually has a loan officer, a loan processor and an  underwriter. The loan officer usually will give you a pre-qualification letter based on initial facts you have given them. They will tell you as a buyer that you should be able to get a loan to buy a home.
