What To Expect A New Home Builder in Clayton To Correct On A Final Walk Thru? Choosing a builder for your new home So you have just bought a new new house, brand spanking new, never been lived in, built just for you, can you expect it to be perfect? Well you can certainly expect it to be free of major defects, glaring mistakes, improper installation of appliances, fixtures, doors, windows etc. You can expect to find a home in the correct position on the lot although the final walk thru is a tad late for that. You can expect to find the correct exterior materials, stone, brick, siding, shake, and in the color you chose. You can expect hardwood floors if thats what you paid for or tile or carpet. You should expect the paint color to be what you agreed on, the correct cabinets, granite, th...

Portofino is a wonderful community in Clayton,North Carolina. It is a 400 acre property with as few as 200 home sites, quite remarkable in todays world of development. There are miles and miles of walking trails that wander through the different communities, through the woods and to the Neuse River. There is a magnificent salt water beach entry pool and an Italian styled Piazza and Clubhouse for the lucky residents who call Portofino home. The trails can be used for walking or mountain biking, horseback riding or golf cart driving. They are about six miles long and are a great escape as you wander down to the river where the plan is to have a Kayak launch site. There are three communities in Portofino in Clayton, Churchill where homes start in the low $300’s, Belmont where the homes star...

Clayton,North Carolina, Home to the World’s biggest Wendy’s..........On the East Coast! Yep folks, Clayton, NC is home to many wonderful people places and things and now it is home to the largest Wendy’s on the East Coast! Why all the fuss you say? It’s Wendy’s for goodness sake an American institution, a legend in the fast food world also cute because of Dave Thomas naming his chain of restaurants after his daughter Wendy! But seriously I doubt we want to be known throughout the land as Clayton, Home Of The World’s Biggest Wendy’s …....On The East Coast, but here’s the thing. Wendy’s had a Wendy’s on the same spot ( lets see how many times I can say Wendy’s in this blog post) and it looked like it was there for years, so when they took a wrecking ball to it awhile back, I though that ca...

So sad to report this as my first blog post of the November 30 Challenge, but........I heard my first Christmas Song on the radio today!!!!!!! Are you kidding me? November 1st and I have to listen to Christmas music for the next two months! I still have skeletons in my yard. I have a skull on my porch that was supposedly guarding the bowl of candy so the teenagers would calmly ration my candy when I was in bed!My wife Kelly just recently bought a flag for our house at the NC State Fairgrounds that says “Happy Fall Y’All” I mean we... read I, barely put the thing up and already I have to replace it with a “Merry Christmas Y’All”, that doesn't work! Who is in charge of the timing I thought it was Wal-Mart but no maybe the flag sellers?OK so I love Christmas, I love it, I have great memor...

I did a video of this property at 107 Sicily Drive in Clayton a while ago and I got a bit carried away with my new iPad......It was BAD.I had Bobby Carroll with Dakno Marketing (check them out they do an awesome job creating web sites for RE agents) look at it and he gave it the Roger Ebert take down. I had forgotten the purpose of the video, I was ignoring the rules for my own satisfaction. A video of a house has to be two minutes or less, so by having a four and a half minute video I was making an art film when I wanted a blockbuster!Another thing  no call to action, you can't let people just watch a video without asking for something at the end, "call me to schedule a showing, or email me with questions" They'll be off looking at mean cats or prisoners doing Gangnam Style dances...or...

We hosted the Women’s Council of REALTORS, Raleigh Regional Chapter at Portofino for a luncheon. It was held in the beautiful clubhouse at Portofino, scene of quite a few weddings and parties held by the residents of Portofino. The event was to honor the past presidents of the Women’s Council of REALTORS, Raleigh Regional Chapter, and it was a great turn out. The Council is not just for Realtors and is not just for women but it is for networking and learning and helping each other achieve their goals.Norwood Thompson gave a brief introduction to everyone about Portofino and the progress made since the neighborhood was started. Quite a few of the group had to use their GPS to find Portofino as they don’t normally work in this part of the Triangle. After seeing the magnificent homes and th...

Community Garden in Downtown Clayton.I have wondered what this garden area was all about having watched it transform a couple of vacant lots on Main Street in Clayton. So I went over to check it out when I was in Clayton for the Harvest Festival. It is called the Mosaic Community Garden and it is managed by the Mosaic Church of Clayton who meet at Clayton Fitness on Sundays at 10AM.  They have done a wonderful job of reclaiming land that was doing nothing, and using recycled products have created a garden that produces food....what a concept! They adopt such sustainable practices as composting, vermiculture and reclamation of water, they encourage like minded groups to adopt and maintain garden beds. When I was there, they had big bushes of basil and a fence completely covered with a gour...

To Stage Or Not To Stage..........You decide! So I have never used a home staging service before, no real reason, but I suppose I had reservations about the cost and whether it was worth it.I have this beautiful listing at 107 Sicily Drive and I have done videos, taken hundreds of pictures, even took pictures at night. It is everywhere, I have it on RealBird and it has been viewed thousands of times.I recently got the new iPad and wanted to use it for a video when I came upon a tutorial about shooting a video of a home, and immediatley I realized.....this house needed to be staged.         I contacted Barbara Heathcote with Home Staging To Sell LLC, and sent her some pictures of the home. She came out and walked through the house and immediately set to work coming up with ideas.        ...

Village Marketplace in Clayton at Flowers Plantation. The owner of The Village Marketplace is Steve Eason, whose daughter Jennifer coincidentally is a former client of mine, and he has done a nice job adding a wonderful selection of edible delights and handcrafted wooden and ceramic artistic creations. They have a section in the store devoted to soaps and lotions and all are made in NC, in fact Anderson Street Soap & Nutrition Company a local Clayton company known the world over is stocked here. There is amazing pottery from  Berry Towne Crafts, artisan pottery made by the residents of the O’Berry Center in Goldsboro, a provider of services for people with developmental disabilities. The Village Marketplace  in Clayton at Flowers Plantation is a treasure for this area of Clayton/Flowers...

Natural Mosquito Repellant and Saving Lizards Mosquitos are everywhere this year, and Clayton,NC is no different to most of the United States. Dallas is taking measures to combat the scourge and so am I.I promised this year to wage war on the mosquitos because they seek out my sweet irish blood, along with my youngest son Rory who is a favorite target as well. They started attacking so early I knew I had to do something otherwise summer was not going to be good. The first thing they tell you to do to get rid of mosquitoes is to eliminate all standing water. I have a lot of pots and junk near my shed which is quite far away from the house, and the mosquitos rule out there, but I really did not have anything near the house that had  standing water so I wondered where they were coming from...

Mother Of God In Heaven And All Things Holy, Do I live In The Jungle ?This monster appeared at my shed yesterday and almost gave me a heart attack. I’m not afraid of spiders, I give Black Widows a wide berth, and the Brown Recluse is never welcome near the house, but I try to let the others do their stuff we have had amazing garden orb spiders almost every year at our house.Be warned, this thing could eat a cat!!!Looks like I’ll be bringing a machete to the shed in future!

$2,655,000 in new home sales, the first six months of this year, 2012. I would have to say the market is picking up, but before that there was the months and months of groundwork, meeting with clients, matching builders with buyers reviewing floor plans, showing homes and selling a neighborhood or two. My focus for the last three years has been on Portofino, the wonderful neighborhood in Clayton, that is the premier community for custom built homes on large lots in Clayton. It has been a challenge up to this point with super tight restrictions from the lenders both for the builders to build spec homes and for buyers to meet credit guidelines. Some of my clients I met two years ago......let that sink in! Two years of planning, meetings, reviewing plans and sometimes it takes that long as...
