Charlotte North Carolina Housing Market is Bouncing Back! The Wall Street firm, UBS Securities, reports that Charlotte's housing market could be among the first market to bounce back. Analysts examined 13 regions, taking into consideration demographics, housing inventory, affordability and other economic factors. Population and job/economic growth helped push Charlotte to the top of the list.  Some of the big bank job losses are a concern but, all things considered, growth continues to move upwards. AVM: Automated Valuation Model. A system by which public data is interpretted to come up with an estimation of a property's value. Many lenders rely heavily upon AVMs. IN the past, some lenders used ONLY AVMs in their lending decisions, a practice that has left many of them facing major defaults and losses. Today, AVMs are more typically used by lenders to validate the value of an appriasal. If the appraised value and an AVM value are dramatically different, the lender will require a review of the apraisal, or a second appraisal. As of a few days ago the rates have increased to over 6% again. In my career I have seen rates as high as 18.5% and as low as 4.75%. Now is a great time to buy and rates are going to continue to rise. We might not see them drop in the 5's again any time soon.

In last month's issue of Charlotte magazine there was an article titled "Boom or Bust." In it, it rated 10 different areas of Charlotte among their invesment potential and risk factors. With the national headlines giving us nothing but doom and gloom in the real estate market I beg to differ for Charlotte! "Compared to the rest of the country, though, Charlotte is faring quite well. I feel that all of us in the real estate business have been drenched by fear that the negative media spreads like wildfire.
