Do you have what it takes to make it in Real Estate? Apparently the Charlotte-Mecklenburg Library system has issued a challenge to everyone on the internet. I wish I had three hundred hours to play in a monopoly tournament, but it sounds like a bunch of fun. Seriously, doesn't a monopoly game take a whole night to play? It's not for real realtors, thankfully. But it's put on by the library system for teens. I don't know how serious they are about teaching real estate skills, but it would be a great time and a great way to kill a Wednesday night.The fun starts at 7 p.m. at the University Regional Library. Charlotte NC is going to wake up on Saturday. The Panthers are going to be playing the Cardinals in the first round of the real playoffs. It's going to be a fun game because we beat the Cardinals last time they visited Panther's stadium in uptown Charlotte earlier this season. The score was 27 - 23. I remember it was a pretty good game. However, the Panthers are now one of the top seeded teams in the NFL going into the playoffs and Arizona just won one of the wildcard play-in games. Really, it doesn't look good for Arizona. I can't lie. In football, it's really rare that the weaker team wins. It can happen, but it's just not very likely. Arizona has played some good football lately, and they were obviously good enough to get into the playoffs. Check this out, if you're into country music. Even if you aren't into country music, Kenny Rogers transcends all that stuff. You really don't have to like Garth Brooks to like "The Gambler," I don't think. Anyway, Kenny is making a stop at Ovens Autiorium in Charlotte NC. Which is not surprising given the lineup the auditorium and the arena next door have lined up. Most people know the name Kenny Rogers. He is one of the most influential musicians in country music. Actually, it's really funny, he wasn't always a country singer. He sang with Kenny Rogers and The First Edition which recorded a psychadelic song. In fact, "Condition" made it into The Big Lebowski. In just a few short weeks an IKEA store is set to open in the University City area in Charlotte, NC. All through the construction, people have speculated about the benefits this will bring to our area. Those that I have heard mostly center around helping the University Area to continue to grow and diversify. I think I have come up with a benefit that hasn't gotten much mention. IKEA could help home sellers in the University and surrounding areas sell their homes more quickly and for more money. As an accredited staging professional (ASP), I meet with sellers and help them get their homes ready to sell. 14 hours spent on hold = worn out speaker phone button 84 faxed pieces of paper = countless papercuts 184 e-mails = mild case of carpal tunnel syndrome 102 phone calls = semi-permanent neck pain Another succesful short sale = worth every minute! This one about did me in a couple times! We had two mortgages including a severly stubborn 2nd and a less than agreeable home owners association. Never the less, persistence and hardwork paid off and we had approval from all three parties in just 38 days. I think thats not too bad if you consider the holidays fell in that time frame. I have been asked numerous times over the years, " How long does it take to get a shortsale get done?" The answer is that "it depends". "It depends" on ....... A) Having all of the EXACT needed documents that the lender for the 1st and/or 2nd mortgage is requiring for the shortsale. In other words, is the seller being really helpful (quick), kind of helpful (not to quick) or difficult to get ahold of (slow on responding) for the lender's needed paperwork. B) Who is the lender? Ok, it's true - I'm a typical guy and I only use "the directions" as a last result.  When I first noticed the "Watch in High Quality" links on YouTube I was excited.  Prior to this point, the only reason to upload to YouTube was for SEO, not quality video.  So about a month ago, I tried uploading a high quality "test" video and saw that it did not have the "Watch in High Quality" link.  So I thought,  "no big deal, maybe it takes a while".   Then I forgot about it for a few hours.   When I went back and checked my video.  Still no "Watch in High Quality" link.  So I got mad and actually went to YouTube's help files and searched.  At that time I found nothing on how to get that magical "Watch in High Quality" link.  I probably overlooked it, but none the less, the story continues.....
