January 2025 Ballantyne Housing Report: Prices, Sales, Inventory Trends In January 2025, Ballantyne's real estate market experienced a mixed trend. Median home prices declined compared to the previous month but saw a strong 17% increase year-over-year. Average sale prices rose both monthly and annually. The list-to-sale price ratio remained unchanged year-over-year and month-over-month at just under 98%. Home buyers saw an opportunity for price negotiations as sales dipped month-over-month. Latest news on the Charlotte region's real estate in December 2024 and what it means for you... December 2024 closed home sales improved 13.1% in the 16-County Charlotte Region. This was the third consecutive month of improved closed sales.  Year-to-date, closed sales were improved 0.7% year-over-year.   Pending sales increased compared with one year ago -- up 11.8% year-over-year. Year-to-date, pending sales were up 1.5% compared with the same time period one year ago.   Days on market increased 42.9% to 50 days in December compared with the same month one year ago and were up five days month-over-month. Bridgehampton Neighborhood In Charlotte's Ballantyne AreaReal Estate Report For 2024 + Neighborhood Spotlight Bridgehampton experienced a 56% year-over-year increase in home sales in 2024, with 14 homes sold. For a neighborhood with over 540 homes, this number represented a very small fraction of the market. Average and median home prices rose by 6% and 9%, respectively, compared with the previous year.
