Meritage Homes is hard at work on their first model home in The Legacy at Jordan Lake community in Chapel Hill, Chatham County NC.  After many months of little to no construction activity in The Legacy at Jordan Lake, it is nice to see construction begin again.  The Legacy at Jordan Lake is a gated community located off Big Woods Rd., near Hwy 64 and Jordan Lake.  It's Chapel hill address, stunning gated entrance, impressive waterfall, and 600+ rolling acres, make it one of Chatham County NC's most beautiful communities.  Meritage Homes has recently acquired 90+ lots in The Legacy at Jordan Lake community.  Meritage, a phoenix based  company, is planning on offering home plans that range from 4,000 to 5,000 square feet, with prices between $400,000 - $500,000. Chatham County NC is excited to welcome the new community, The Woodlands at Westfall!  Developement has been underway for months on this new community and area residents are anxious to see what The Woodlands at Westfall has to offer.  Westfall has a great location, off Jack Bennett Rd., near Hwy 15/501, in the heart of North East Chatham County.  Convenient to Chapel Hill and the RTP area, Westfall offers buyers an opportunity for a beautiful custom home at an affordable price.  The community is the first in the area to be developed my Impact Properties Group, most well know for their Wake County communities like Highcroft and Cameron Pond.  Impact has joined forces with Heartland Homes as Westfall's exclusive builder and construction is already underway. Meritage Homes has just announced the purchase of a number of homesites in The Legacy at Jordan Lake community in Chatham County NC.  Last year the Legacy at Jordan Lake was  foreclosed on by Capital Bank and since then, construction had halted in the beautiful custom home community.  Today, Meritage Homes erected a 'coming soon' sign at the entrance to the sprawling Chatham County neighborhood.  Residents and builders are anxiously awaiting more details on what Meritage Homes, a Phoenix-based company, has planned for the community. The Legacy at Jordan Lake is a sprawling community of custom home sites located just west of Jordan Lake, off Highway 64 and Big Woods Road.  The rolling terrain, large homesites and impressive gated entry with large waterfall, are just some of the features ...

While Cary NC and Apex NC may be rated as the top places to live, lowest crime, etc, not everyone wants the same kind of home or community. Recently I helped one of my buyers find exactly what he was looking for. After looking for several weeks in Chapel Hill & Durham, we found this adorable ranch home on over an acre of land within 20 minutes of UNC at Chapel HIll.  Located in the chamring town of Pittsboro, it sold for $128,500! Are you looking for something different? Maybe a little land, or a large garage, or a historic home?  I specialize in listiening to my clients and looking for what they want. I understand that not everyone wants to live in the same suburban community. I'll do more listiening than talking so I show you homes that YOU want to see!  If you're looking for a home i...

Where are the basements in new homes in Chapel Hill and the Triangle Area of NC? Marianne Howell Wright Certified Eco Broker,Triangle Area Real Estate That’s a question I get a lot from out of state clients so I thought I’d show you a basement under construction and talk about why we don’t have many in this part of NC. The first reason basement building is limited is our heavy clay soil. Water won’t drain through the soil away from the house and an underground basement would be wet. Another reason is foundations should be dug 12” inches below the frost line which can be 5 ft. in the north but only 18 inches in NC. It’s just not as cost effective to build a basement here. A builder will add $30,000 to $80,000 to the cost of a home (depending on the size of the house) for an unfinished b...

I spent the morning checking on all my listings and replanting For Sale signs in their front yards. Since we managed to dodge the bullet that was Hurricane Irene by mere miles I didn't expect to find any terrible damage to the properties I represent in Chapel Hill, Durham and Carrboro. Other than the expected debris, all were safe and sound. It isn't always that way. Those of us who have lived our entire lives in North Carolina understand that hurricanes are capricious and preparing for them is not optional. We know that these “weather events” can strengthen, subside, change direction or fall apart in short order. So we gather deck furniture, secure loose objects, trim loose limbs, and whatever else we can think of to secure our homes from avoidable damage. As a professional Realtor I h...

Should you wait for property values to rise before you sell your Chapel Hill or Durham NC Home and move up to that new home you've been admiring? The answer to this question is as much psychological as financial. Why? It's easy to see your home equity loss and not so easy to see someone else's equity loss. This question causes many people to sit on the side lines as historical low housing prices and mortgage rates pass by. In this interview, you will hear local expertConnie Shuping of Great Triangle Homes give a perspective that may persuade you it's time to get on with the home (and life) you would like...now. Just as Ted Sorenson crafted for John F. Kennedy - "A Rising Tide Raises All Boats," I will add, "a low tide lowers all boats, and housing prices." Let Let Me Know What You Think...
