I was going to do an update on the Stoneridge/Sedgefield neighborhood in Chapel Hill.  (Conveniently located in the Chapel Hill School District, but NOT in the city limits.  Thus no city taxes, but great schools.)  It also happens to be MY neighborhood, so I keep an extra close eye on it.  However, there is currently only one house on the maket and in the past year exactly ONE house has closed.  (There have been a few that came on, sat for a while, and were withdrawn.)The current house on the market has been on for a while and has had two price reductions.  No takers so far.  The house that did sell several months ago had been on the market for over a year, though it finally went at a decent price.  It was one of the smallest and lowest priced in the neighborhood and sold just before th...

Stoneridge is located north of Chapel Hill in a lovely, wooded area of town.  This neighborhood has very easy access to downtown Chapel Hill, Durham (and Duke University) and I-40.  The homes in this neighborhood were built in the 1970s and 80s and range in style, type and size and are situated on acre to two acre lots.  There are many beautiful homes in this neighborhood and many have had lovely updates and additions.  The Stoneridge swim and tennis club is located here.  This club has a swim team which forms a total team with the Chapel Hill Tennis and Swim Club swim team.  It is not a requirement to be a member of the club to live in this neighborhood. Time for an update on the statistics in the Stoneridge/Sedgefield neighborhood. It is located along Whitfield Road about one mile east of 86. It is in the area that is in the Chapel Hill School District, but not in the city limits. So, great schools, but no city tax. (There is a special school tax, but it is worth it!) Most of the homes in this neighborhood were built in the early to mid eighties, with at least an acre of land. The chart shows the number and stats of the active homes in Stoneridge/Sedgefield as well as the houses that have closed in the past six months. These figures are a pretty good indicator of the average price in this neighborhood. You occasionally get houses priced much higher, but those are BIG houses on BIG lots!
