Cashiers' Village Green    As many of our friends head south for the winter, we take a look back at the numerous accomplishments of this season, and look forward to the path toward the goals we have set, that yet lie ahead!   It truly has been a great season on the Plateau, with continued improvements in every aspect of life on the mountain.  Real Estate has continued the slow growth progress that is indeed sustainable and healthy, while the business environment in Cashiers in general is most definitely strengthening as well.  But the best progress is in the continued growing sense of community that our area enjoys bred through involvement and enjoyment of successful community events and the area's splendor.   ... 11/01/2011

Well...let's dive right in: Homes sold (12 months ending 11/1): 2011   320    $520,016 *2010   279    $564,4042009   251    $661,5002008   284    $647,6642007   433    $718,605  ** peak* +67 homes now under contract !!  Overall, the numbers are very encouraging, as we have sold almost 15% more homes this past 365 days, than the previous, which was 11% more than prior to that.  The slight drop in average sales price is actually a strong sign of price stabilization for our area, when you take into account the volume of less expensive homes that have sold.  Additionally, the number of bank-distressed listings (shown as foreclosure or short sales) in our MLS has declined from a miniscule 4.5% to a teeny-tiny 3.1% of available homes--I could actually only fin... 11/01/2011

  Dear Seller, Are you kidding? Listing Agent Must Accompany? Really????      Is this idea a throwback from prehistoric real estate days? Is it a request from sellers or a suggestion from insecure listing agents?  I spent the weekend showing lakefront property in Cashiers, Tuckasegee and Bryson City a couple of weeks ago. Several listings included the statement "Listing Agent Must Accompany". I get it if there are pets in the house. I don't get it for vacant or unoccupied houses! In a recent article on the front page of the Cashiers Crossroads Chronicle, there was an article regarding the healthiest counties in the State of N.C.  Out of 100 counties, Jackson County, where Cashiers is located and where I live, was ranked 12th.  But Jackson County was ranked the Healthiest County in the entire Western North Carolina Mountains.  Now that's good news...no, that's great news.  This came from a 3 year study published by MATCH; Mobilizing Action Toward Commity Health.    Of other interest were Transylvania County, which fared at #17, that's where Sapphire Valley and Lake Toxaway, NC are located and Macon County, which is the Highlands, NC area and Franklin, NC areas, came in at #44.  Haywood County, which is Asheville, came in at #56.
