Home Prices Trend Down – At LastAfter years of relentless increases, the median price of homes inched downward in February, thanks to the combined efforts of the Federal Reserve and cautious home buyers. This is the first drop in year-to-year home prices since February, 2012, when the market finally began shaking off the effects of the 2008 home market meltdown. While mortgage rates have dipped slightly from last fall’s high, the Fed’s decision last month to raise the benchmark interest rate by a quarter of a percentage point – its 8th rate increase since last March – has slowed down the overall economy and given potential buyers reason to hold off on big financial commitments. Analysts predict the cooling off of home prices will eventually restore balance to what has long been a seller’...

CHARLOTTE REGION FEBRUARY 2023 REAL ESTATE REPORTWHAT YOU NEED TO KNOW...WHAT IT MEANS FOR YOU... February 2023 home sales were down year-over-year for a 14th consecutive month. Pending sales were also down year-over-year for a 14th consecutive month. Sales are happening, but not at the volume we experienced in 2021 and the first half of 2022. Higher home prices coupled with increasing interest rates have impacted affordability and continue to cool buyer demand.  Sales are still occurring... just not at the pace of the last couple of years. Furthermore, the fact that we also see fewer new listings coming on the market indicates Charlotte region will continue to experience inventory challenges, which impact home price appreciation. Home buyers are frustrated by higher rates, rising home ...

NATIONAL BLACK FOREST CAKE DAY: MARCH 28TH March 28th is National Black Forest Cake Day, or Schwartzwalder Kirschtorte, as I grew up knowing it. Black Forest cake originated in Germany's Black Forest area. It's said that Black Forest cake originated as far back as the 1500's when chocolate was first available in Europe. Written recipes for Black Forest Cake did not become available till the early 1900's. It's considered the most "German" of all cakes.  This was my favorite cake as a child and it remains my favorite cake to this day. I can't think of anything better than layers of chocolate cake soaked in cherry kirsch, whipped cream, chocolate, and black cherries. "You are my black forest cake... filled with dark red mature cherries and soft sweet whipped cream... always the perfect tr...

Saturday's Shots - And You Thought You'd Seen It All!It's been a celebratory week with the brokerage change and all that entails - as well as the market going like gangbusters right now! I took my showing agent and my assistant (The Maxwell House Group!) out to lunch near our new office. We took a survey recently to see what the hottest spots near our new office were for a client. Hands down, Calle Sol Latin Café & Cevicheria was the #1 recommendation for lunch. And, it did not disappoint! I had to share our appetizer with you...This was ordered because it sounded so sinful that it HAD to be good - and I cannot lie, it was AMAZING! The dish is called SALCHIPAPA and it consists of Peruvian fries, topped with crispy hot dog bites, Aji amarillo mayo, cilantro aioli (YUM!), ketcuup and FRIE...
