This report covers the residential land market (active listings and sales) in Kalispell Montana as of the end of November 2020. Similar to the housing market, land sales have been very strong.  InventoryAs of early December, there were 120 residential land parcels for sale in the Kalispell area, which is an increase of just 1 over last month. So basically, the number of land parcels in inventory has remained level over the last few months.  Of the land currently for sale, 57 listings include five or more acres. While most of the land in Montana could be considered rural, I define rural as those properties in the 5+ acre category. This report covers the entire residential market, which includes single family homes, townhouses, condominiums and manufactured homes.    The Kalispell residential market remains very strong this year, even through the Fall. Both sales volume and median price points have increased since the October report. Sales VolumeIn the month of November 2020, there were 120 residential sales in Kalispell. Similar to the Kalispell reports, this data includes single family homes, townhouses, condominiums and manufactured homes.    In October 2020, the number of sales and median prices remained strong. Following is an overview of the market. Sales VolumeIn the month of October 2020, there were 39 residential sales which was 34% more than the previous year and 26% less than September 2020. In this edition of The HouseKat Presents, I had the pleasure to speak with Jon Crandall, owner of Flathead Chimney & Dryer Vent Cleaning Services. Check out the video, and then see below for additional information.   I met Jon Crandall earlier this year when we were looking for someone to clean out the wood stove chimney at our home. We'd only used it one season, but thought it might need a good cleaning since much of the wood we use is from our forest. Which means it's mostly conifer (pine). Kalispell's Salish mountain area is home to soft mountain tops, rolling hills, lakes and beautiful valleys. Many homes on the western side of Kalispell often have views of those attributes. It is in this area where Buffalo Mountain subdivision is located. It can be found about 5 miles west off of route 2.    As of the time of this writing in September 2020, homes are still being built in the Buffalo Mountain subdivision. When completed, the development will include 36 homes along Walking Coyote Drive and Bison Circle Drive. The parcels that are still available range in size from ~1/2 acre to 1.7 acres. Similar to the residential housing market in Kalispell, land has been selling at a record pace during the summer of 2020. Many buyers wonder what kind of options are available if they decide to purchase land and build a future home, rather than to purchase an already-built home. This post will focus on current land inventory options, as well as recent sales results.  InventoryAs of mid-September, there were 196 land parcels for sale in the Kalispell area. As an SRES® REALTOR®, I have access to monthly National Association of REALTORS® newsletters aimed at the senior citizen community (50+). The September 2020 consumer newsletter focuses on decluttering and organization, not only to make life more organized on a day to day basis, but with an eye towards legacy and future housing changes. An interesting note from the newsletter - did you know we spend the equivalent of 2.5 days per year looking for lost objects? Our glasses (oh, they're on my head!), the remote, the mail, etc. Staying organized could get us a few extra days a year!  Other interesting tidbits for the month:  I have seen many reviews of "best" states for retiring.
