This report covers the residential land market in Kalispell Montana as of the end of September 2022. Land sales continue to remain low and available inventory continues to increase. The residential land market in Kalispell has slowed from the robustness of the last few years.  INVENTORYAs of early October, there were 183 residential land parcels for sale in Kalispell which is 6% more than August's inventory of 173. It is the sixth month in a row of increasing inventory.Five or more acresOf the land currently for sale ~34% of the listings include five or more acres. I define rural as those properties in the 5+ acre category. This report covers the entire residential market, including single family homes, townhouses, condominiums and manufactured homes. The Kalispell residential market remains on the cusp of a balanced market. Sales VolumeIn the month of September 2022, there were 78 residential sales in Kalispell which is 21% less than the same time last year and 27% less than last month. Inventory levels have risen since early this year and the number of homes under contract is relatively flat. What else would hikers want to do but to make sure they were able to experience the highest peak in the hiking-only Jewel Basin area of NW Montana? Mount Aeneas has that distinction with its 7,528 foot altitude. And what better time of year to do that hike than in August when the snow (most of it) has melted, the sun is shining, and the path is clear? We headed out early on a workday for the trip to the trailhead. If you've never been to the Camp Misery trailhead, that can be an experience all by itself! You will need to take Jewel Basin Road (No. 5392) for about 7 miles. The road is a relatively narrow sometimes windy and washboard-y gravel road that has a few areas with drop-offs and no guard rails. Foy's Lake is located in Kalispell Montana near the entrance to Lone Pine Park west of town. It's a small lake, only about a mile long and 1/2 mile wide, covering 241 acres. It's stocked with fish on a regular basis. Foy's Lake is shallow towards the edges and gets to about 120' deep in the middle.That makes it perfect for exploring by canoe!To get into the water, you can use the boat ramp to back down, or you could park in the parking lot and walk the canoe down; it's not a long walk. If you decide to canoe around the edges of the lake in a big circle, just pick a direction and get started. Similar to last month, land sales and properties under contract decreased and available inventory increased significantly. The residential land market in Kalispell is moving towards a more balanced market where neither buyers nor sellers have the upper hand.  INVENTORYAs of early August, there were 162 residential land parcels for sale in Kalispell which is 72% more than July's inventory of 94. It is a significant increase and is the fourth month in a row of more inventory. Of note, much of the increase was related to two new developments. A beautiful 26 acre parcel of Lower Valley Road land in the valley of Kalispell Montana just sold!  This property currently has a legal address of NHN (No House Number) MT Highway 82, but it's actually located about a quarter mile north on Lower Valley Road. With 800 feet of paved county road frontage, it's a very easy-to-access parcel in the middle of the valley between Bigfork and Kalispell. Ashley Lake is a 4 mile long by 2 mile wide lake which is located in northwest Kalispell. The lake reaches 200 feet in depth and provides a great spot for fishing, specifically for kokanee, cutthroat and yellow perch. The Flathead Valley Exchange Club held a Field of Honor® from Friday May 27th to Monday May 30th, 2022. The event was held at Glacier High School, 375 Wolfpack Way, Kalispell, MT 59901. The Field of Honor® kicked off on Friday May 27th, with an opening ceremony that was held from 10:30 to 11:00am. The guest speaker was Marc Racicot, former governor of Montana. The event included opening and closing prayers, a color guard, National Anthem, the Pledge of Allegiance, an overview of the event, introduction of distinguished guests and sponsors and Racicot's speech.
