This report covers the residential land market in Kalispell Montana as of the end of May 2022. Land sales and properties under contract decreased and available inventory increased significantly. The residential land market in Kalispell may be edging towards a more balanced market where neither buyers nor sellers have the upper hand.  INVENTORYAs of early June, there were 74 residential land parcels for sale in Kalispell which is 51% more than May's inventory of 49. This report covers the entire residential market, including single family homes, townhouses, condominiums and manufactured homes.  The Kalispell residential market remains a sellers market, but there are some changes to note.   Sales VolumeIn the month of May 2022, there were 96 residential sales in Kalispell which is 10% less than last year and slightly less than last month. There are also currently 15% fewer homes under contract than a month ago. The Flathead Valley Exchange Club held a Field of Honor® from Friday May 27th to Monday May 30th, 2022. The event was held at Glacier High School, 375 Wolfpack Way, Kalispell, MT 59901. The Field of Honor® kicked off on Friday May 27th, with an opening ceremony that was held from 10:30 to 11:00am. The guest speaker was Marc Racicot, former governor of Montana. The event included opening and closing prayers, a color guard, National Anthem, the Pledge of Allegiance, an overview of the event, introduction of distinguished guests and sponsors and Racicot's speech. The ceremony closed with a playing of Taps. While the day was a chilly and rainy weekday, more than 100 residents turned out to experience the event. This report covers the residential land market in Kalispell Montana as of the end of April 2022. Land sales increased slightly, properties under contract decreased and available inventory remained relatively unchanged. It is the first time inventory has increased in the last nine months. Wildlife is prevalent in the Kalispell, Montana area. I recently wrote about the thrill of watching a healthy herd of elk as well as the always-present deer and turkeys. There are other animals that can also be found in our Kalispell woods.  Although the most common animal sightings in our area are turkeys, deer and elk, there are many other animals we've either seen or seen sign of. Coyote: We only saw one coyote, and he was moving too fast to even get a photo. One day a few years ago, we were taking one of our walks down the driveway and we heard something coming our way. As we watched, a coyote bounded across the ground, racing towards our neighbor's ranch. A few seconds later we heard frantic squawking of turkeys. I recently received some interesting statistics that I thought I'd share with you. Many people in the Flathead Valley believe that all the real estate activity is a result of out-of-towners. And while there are definitely out-of-state buyers, it's interesting to see the specific details of exactly who is buying and selling in Kalispell and the entire Flathead Valley.In the month of January, 344 properties changed hands in Flathead Valley. These properties included land, single family homes, townhouses, condominiums and manufactured homes. Of those sales, 76.5% were conducted by local Montanans. Only 24% of the purchases were made by out of state buyers. This seems to refute the common thinking that all of the activity in the real estate market is caused by those moving into the area. Mu...
