I’m really not quite sure how to even begin this little story. It certainly isn’t a plea for sympathy nor is it the seizing of an opportunity for a hot blog topic. If it were, I’m a little late. As some of my friends here on Activerain know my oldest daughter lives in Joplin, Missouri with my three grand kids. Tawnya is a single mom working two jobs to make ends meet like many of us in this recession. She works for the Joplin Globe Newspaper (need I say more) which has severely scaled back this last year. She got a second job at Walmart. Normally she would have been working last Sunday but by chance (as you might call it) she had the day off and was home with the boys, Jakob and Tannyr. When I got on the internet this morning and started to check email that had not been looked at since Sunday I found 2 emails from Active Rain.  They were inquiries about my well being from AR members whom I have never met. Another year has come and gone. The good news for home sellers is that it appears that the market has bottomed out, the bad news is that it doesn't appear to be gaining ground, at least not yet. Here are some numbers worth noting. Listings: In 2002 there were 922 new listings that came on the market during the year. That number has gone up every year until it peaked and leveled off at 1759 in 2007 and 2008. The number of new listings has fallen in 2009 and 2010 with only 1667 new listings coming on the market in 2010. Solds: While at first glance it may seem to be a good thing to see inventory increase, it has the same result that it does in any other situation.   Joplin MO Real Estate Statistics for the first 5 months of 2010:   Through the first five months of 2010 there have been a total of 334 homes sold in Joplin. This is an increase from 260 homes sold during the same period of 2009 or an increase of 28.46%. The average sales price of homes that closed in the first 5 months of 2009 was $112,300. The average sales price of homes that closed in the first 5 months of 2010 was $114,227. This is an increase of 1.72%. The average days on market for a home in Joplin for the first 5 months of 2009 was 124. The average days on market for a home in Joplin for the first 5 months of 2010 was 132. Congrats to all of those around the country that participated yesterday. Special thanks to those from my office that made it such a great day. I wasn't able to be there but my wife and a nephew were there and reported back that over $11,500 was raised for Easton Murdock and the crew did fabulous things for the Boys and Girls club in Joplin yesterday totally transforming different areas of the building and grounds.

Today, all over the country, Keller Williams associates are impacting their local communities in a positive way by giving back to those communities in the way of service projects. In Joplin Missouri the Keller Williams office has two major things going on today. Associates are working hard at the local Boys and Girls club, cleaning, putting in a floor and working in the playground (if the weather permits). The other big project is a fund raiser for a young boy, the son of one of our associates, who is fighting cancer. 1300 hot dogs are going out the door at lunch today to raise money for his ongoing treatment. There are 2 potentially huge events soon to come that could impact your back pocket as a buyer. Most know about the tax credit for up to $8000 that ends on April 30th of this year. If you are a buyer and don't have your new home under contract by then you just cost yourself up to $8,000. The second event, and potentially more costly, is a plan by the feds to quit buying mortgage backed securities by the end of March if this year. If this happens as discussed there is talk that we could see an immediate spike in interest rates and a continued climb back to 6 - 6.5% by summer. Happy New Year! I hope you have had a great start to the year and are able to keep nice and warm!  It sure is clod outside!  I was getting a little irritated by the low prematures until I spoke with a client from Minnesota yesterday who told me it was -10 there the other day.  Oh well, it is winter and the kids are loving the snow. Speaking of kids, my daughter Aubry just got her first haircut in 8 years and donated 13 inches of hair to Locks of Love. I made this for open house yesterday.  It is really good, super easy.  Italian fix without all the carbs!  My kids love it over noodles and it has lots of veggies that they normally wouldn't eat. Italian Soup: Brown 1 lb ground Italian sausage (drain and rinse), add 1 chopped onion & 4 cloves of garlic.Saute until onions are transparent. Add 1/2 tsp of crushed red pepper, 3 tsp Rosemary, 3 tsp Basil, 3 tsp parsley, 1 bag celery chopped, 5 carrots chopped, 3 cans diced tomatoes, 2 cans white kidney beans, 1 can... red kidney beans, 12 cups of chicken broth & simmer 1 -2 hrs.  Add 1 box whole wheat noodles at the end if you like.  I keep mine separate and pour the soup over them so they do not get soggy and the soup is great without noodles and has less carbs. Spring is coming!!!  Get ready for open house!
