The Missouri Department of Transportation will close westbound Route 40 at the Missouri River (Daniel Boone Bridge) for more repair work the weekend of Sept. 17-20, 2010. MoDot officials say the closure will impact all drivers heading from Chesterfield to St. Charles County as well as fans heading to the Mizzou home game.  Crews will close affected lanes starting at 8 p.m. on Friday and will reopen them by 5 a.m. the following Monday.  During this closure, crews will continue to reset bearings, replace expansion joints and repair splice plates on the bridge. Access to St. Charles County using I-70, Route 364, and Route 370 will remain open. The detour for the closure is taking I-270 to I-70.  Eastbound Route 40 over the river will remain open.  09/14/2010

On November 2, Missourians will have a very important issue to vote on.  By voting Yes on Amendment 3, voters are telling our Missouri government that we don't want transfer taxes imposed when selling our homes.  Transfer taxes on home sales are double taxation because Missourians already pay annual property taxes on real estate, often over many decades of ownership. Missouri is among just 13 states that do not impose a transfer tax on real estate sales, including all of Missouri's neighboring states. Like most real estate agent, my target group of ideal buyers is married couples.  Given that I work in the western suburbs of St. Louis, site of many large and beautiful suburban homes ideal for growing families, this is not surprising.  According to a recent National Association of Realtors® (NAR) study, 61% of buyers fall in this category nationwide, and the suburbs of St. Louis are no exception. Going back to the basics of contract negotiations... what are some of the necessities that have to be in there?  This is a short list that I've complied for those who haven't purchased a house before (or for those who have!) 1.  Financial terms/agreement.  Ensure that whatever terms you are able to afford are written into the contract... Have you ever lived in an area for a long time and still don't know anything about some of the things available?  That's me; I have lived in O Fallon Missouri since 1993 and have heard wonderful things about the Butterfly House when it opened in 1998 but have never paid it a visit.  After visiting it last week I am sure that I will be going back more often. New figures released by the U.S. Treasury indicate that the government’s $700 billion Troubled Asset Relief Program (TARP) – used for the financial and auto industry bailouts, and to a much smaller extent, for a national foreclosure prevention program – will wind up costing taxpayers $105.4 billion when all is said and done.That projection is $11.4 billion lower than the administration had previously estimated in the president’s fiscal 2011 budget. The bailout price tag, though, could go even lower. Revised estimates are fully expected, as the Treasury has issued new cost figures regularly over the past year.   The last few weeks have been off the charts for business for us.  Of course, that is all good, but sometimes during a flood, you can drown.  We booked 50% of 2009's business volume in April.  All good, of course, but trying to keep up has been crazy.  Only 2 of the deals that we put together were benefactors of the tax credit but you sure couldn't tell.  People were buying property as if they did.  The only problem with such an increase in volume is the fact that the deals unfold in parallel... contract negotiations, putting together closing packets, building inspections, resolving building inspections, etc.  Just keeping all of the contractual dates straight requires lots of due diligence.  For good or bad, they are all happening within a few days of each other.  In the case of 8 ne... 05/14/2010

Chesterfield Police implement seat belt checks at local schools According to the National Highway Traffic and Safety Administration (NHTSA), approximately 573 children ages 14 and younger are injured or killed in motor vehicle crashes each day. The Chesterfield Police Department is focused on reducing that number. Chesterfield Police Patrolman Paul Powers, the department's traffic safety officer, is implementing a program aimed at getting elementary and middle school students to buckle up whenever they are in a car.
