Branson Missouri Real Estate Market Report for December 2010 According to the MLS statistics, Branson single family homes sales last month total was 26  homes with the highest priced one selling for $450,000 and the lowest priced one selling for $38,000.  That is 7 more sold than last month and that was 7 higher than the month before, a very good trend that one can only hope continues!  The medium price of $125,000 is a 10% increase which shows less short-sales and foreclosure sales and more re-sales.  Good news indeed for the Branson area Real Estate Market.   There were 9 condos that closed escrow last month and they ranged from $90,000 to $22,000 in price.  These sales were less sold than last month but a similar median price of $60,000 which shows no improvement in the Branson Condo...

So far this year there have been 841 single family homes which were built on site, sold through the Branson MLS as of the middle of December.   The lowest reported price was $5,500 and the highest priced sale reported was $842,000.  Keep in mind that Missouri is a non-disclosure State so what is reported may not represent the actual reality but is a very good representation of it.  The last I heard, there were about 400 Realtors and agents in the MLS and that gives you an average of 2 homes sold this year per person.  No was self-employed people can make a living on that kind of activity, thank goodness for condos & mobile home sales to help supplement the lack of home sales for the last couple years.  With the new year approaching soon, one can assume that 2011 will be one of the best ...

According to the latest statistics, Branson, MO single family homes sales last month total was 19 single family homes.  The increase over last month was 7 more homes sold!  The highest priced one sold for approx. $380,000 and the lowest priced one sold for  $15,000.  The medium price of $115,000 shows more foreclosed homes sold than last month.  A positive report for the Branson area in the number of homes being sold.   There were 8 condos that closed escrow last month and they ranged from $101,000 to $33,000 in price.  These sales were 2 more than the previous month but a lower median price of about $50,000.  This is not a positive indicator for the condo seller in the Branson Real Estate Market. According to the latest statistics, Branson, MO single family homes sales last month total was 12 single family homes.  The highest priced one sold for approx. $245,000 and the lowest priced one sold for  $109,000.  That is the same number of homes sold last month with a medium price of $160,000 which shows no change in single family homes sold but 3 were foreclosed homes & that is two less than last month.  A positive report for the Branson area in that foreclosures are becoming less of the market inventory being sold.   There were only 6 condos that closed escrow last month and they ranged from $105,800 to $42,000 in price.  These sales were even less than last month with 4 less units sold than in September but a stable median price of about $60,000.  This is not a positive indicator ...

Listed below is data from the Tri-Lakes MLS for Foreclosures and Short Sales for second quarter 2010. While distressed property is a factor in this market, it is not as prevalent as it is in some of the harder hit areas such as NV, AZ, and FL. This report shows 29% ( nearly a third ) of all residential sales were short sales or foreclosures and 35 % of condo sales were distressed property. In current active listings 7 % of residential property is listed as a short sale or foreclosure and 8 % of condos are the same. Lakefront and Lakeview property seemed to fair much better with the Shorts and Foreclosures being a much more insignificant number. Ye Olde English Inn in Hollister, Missouri was our destination for this month's StoneBridge Ladies Luncheon.  A beautiful historic Inn showcasing The Stone River Restaurant and Black House Pub.  A great selection of luncheon delights was selected right off the menu and everyone ordered individually.  Our waiters & waitresses were responsive and attentive and comments from our group included "delicious, wonderful, presented beautifully, a good place to bring my friends".  My personal favorite was the beautiful spinach salad with the fresh apple slices and pecans. According to our local info, Branson site-built single family homes sales last month total was 24 homes sold.  The highest priced one sold for $270,000 and the lowest priced one sold for $42,000 with a median price of $146,000.  That is 4 less homes than the previous month's sales total and a lower median.  With the end of the tax incentive it is an expected dip in sales.  Condo sales were way up with 16 closing escrow last month.  The highest one sold for $252,500 and the lowest sold for $46,500.  These condos had a much higher median price of $103,000, so that is real good news for condo owners and equalled the medium price around Table Rock Lake in Stone County last month.   Market information for land, farms, and mobile-home sales as well as other local information is available by ...

The start if summer is an exciting time, but especially when your eight years old. In just a few short months these kids will have grown and changed so much, enough pictures can't be taken. Our field day at Branson Elementary East was this week and it was a perfectly hot and steamy morning for the kids to do all of their water games, sack races and relay races. Not so much about the competition and blue ribbons, but more about teamwork and cooperation. It was a good photography day, happy summer everyone!
