Guaranteed cash offer vs 72SOLDYou are seeing billboards all around offering a cash offer for your home. Previous post on cash buyers. You simply need to ask yourself, are they working for your best interest or theirs? From the graphic at the top of this post, cash buyers (sometimes referred to as ibuyers) are paying around 86% of the market value for your home. That equates to 14% commission even though they claim they charge no fees. Some cash buyers run closer to 70% market value. So, how does 72SOLD differ? 72SOLD has a sophisticated 10 step program proven by independent studies as shown in the graphic below. So let's say your home is worth $400,000. Highway 10 in Anoka one lane for 2 yearsReal estate market data in Anoka MN by Joel Friday of Keller Williams Classic RealtyWell, winter is over so that must mean it is our other season in Minnesota, road construction. The next 2 years in Anoka and the following 2 years in Ramsey promise to be slow going to say the least. Good news though, once this project is done, there will no longer be any stop lights on highway 10 in Anoka or Ramsey. Meanwhile however, the pain begins shortly. Starting in April, from 7th Ave to Thurston, Highway 10 will be down to one lane. This year they will be removing the 4th Ave bridge and old railroad bridge and replacing those with a single bridge. The bridge over the Rum river will be half replaced. The bridge over Main St will also be half replaced. Then n...

I represent taxpayers in Maple Grove, Minnesota and all the 50 States in the United State before all administrative levels—examination, collection, and appeals—of the Internal Revenue Service (IRS).One of the tools the IRS uses to get a taxpayer's attention or get a tax debt paid is to start garnishing their wages using a continuing levy. A continuing wage levy is designed to make it economically painful so that it forces taxpayers to contact the IRS and deal with the back tax issue. Before the issuance of the wage levy, five or six months have passed without the taxpayer dealing with the back tax issue. The IRS have sent out at least four letters to the taxpayer and the taxpayer have choose to ignored the letters. The good news is that there are options available to the taxpayer to remov...

There is no question, homes are selling fast in the Twin Cities this spring! In many cases, the sold sign is hanging within a day or two of the post being put into the ground. On occasion however, a home might linger due to lack of curb appeal.  A home that oozes curb appeal is the reason people say "Honey, Stop the Car!" and "This is THE One!" without even stepping foot over the front door threshold. It can also be a determining factor in why some houses will have half a dozen offers the first day while others linger on the market.  But what does a homeowner need to do to make their Minneapolis/St Paul home a neighborhood standout? One key is staging. Homes with great staging sell quickly and for top dollar. Sunny warm weather has many buyers searching for their dream home both online...

We buy ugly purple fin red doors brick homes that are openOr why use a traditional agent to sell your home.We are seeing the so called shift to new ways to sell your home. What I noticed is they all fall into the same trap that for sale by owners fall into. That is, you are trying to "save" money by not paying a commission. So let's look a little into how each of these work and don't save you anything, they simply eliminate a large pool of potential buyers for your home.1. Use the ugly cash buyer. As an agent, I have come across a few of my sellers who have been given quotes. In one example, they were offered $80,000 cash to buy their home, no commission required saving the customer money. Trouble is, a quickly did a market analysis on the home and saw it was worth around $150k. I convin...

Change is not easy. But if moving from the city to a rural setting is your dream, it can become a reality. The idea of moving from a city or suburb to a more rural, acreage setting is a dream of many Minneapolis/St. Paul homeowners. Beautiful homes with sprawling landscapes of are available throughout Anoka, Washington and Chisago Counties. But acting on the dream can be intimidating. There  are so many changes to consider. Fortunately, with good information and the right assistance, the process can be manageable.  Before becoming a REALTOR®  my family transitioned from a corner lot house in North St. Paul to an acreage property in Anoka County just west of Forest Lake. It was quite a transition at the time. We had to learn about private sewer systems, well water and lack of internet ac...

The Andover, Minnesota real estate market is quite strong as we start of 2018.  Closed sales were almost equal in 2017 compared to the previous year in spite of a significant drop in new properties listed. This continued lack of inventory across the Twin Cities metro keeps the home sellers in the driver’s seat of the housing market. There is an abundance of new home construction and developments popping up all over Andover. Many of these are high end executive homes on acreage but there are also some mid-range communities that are available for move up buyers to consider. With all this new construction, it is no surprise that the percent received of original listing price is up too. New homes always cost a bit more per square foot than existing homes. In 2017, the average sales price ...

As in many other north and east Twin Cities metro communities, Lino Lakes has had a slight drop in the amount of closed sales in 2017. This is usually due to a lack of housing inventory as there has been a noticeable shortage of homes for sale across the Minneapolis/St Paul metro. However in Lino Lakes, new listings were up rather than down this past year. This anomaly is most likely attributed to the significant amount of new construction in this eastern Anoka County community.  This reflects in the increased average home sales price in which rose by a healthy 6.2% in 2017 to $313,829. Likewise, the average price per square footage also jumped 6.7% to $141/sq foot from an average of $131/sq foot in 2016. On average, it took approximately 2 months to sell a Lino Lakes, Minnesota home i...

However, the average price of homes sold in this community was over 6% higher than the previous year.
