As us Minnesotans would say: Okie Dokie, 2014 is underway so what can we expect from the real estate market. I can agree with most of the predictions out there right now so let's briefly talk about them. 1.) Home Sales Will Surge- Right now the market has some good momentum. Whether or not it's a bubble is still to be determined but we do know that appreciation is good, sales are quick, and the market in most places is healthy. 2.) Supply Will Struggle to Keep Up with Demand- With the rates pushing up, buyer's are getting anxious, so we might see inventory struggle to keep up. The inventory has been held down for more than a year now so if the buyer demand continues, this could be a continued struggle through out 2014. 3.) I stage many architecturally specific homes. Historical homes, Victorian homes, contemporary homes. mid-century modern and so on. But when I was called to stage this home it was a first. Frank Lloyd Wright inspired with Japanese influences. Ahh....okay. That's a little different. This home was built only a few years ago with very specific architecture as the owner lived many years in Japan and they were going to raise their children and grow old here. Making it in more unusual is that is sat in a neighborhood of 80 - 120 year old homes.   Rates went up quickly earlier this summer… but when the Feds said they’re not going to start TAPERING their buying of MBS (mortgage backed securities) on September 19th rates slid back down.  Many “mortgage guys” out there were Chicken Little and thought the sky was falling and the world was ending. I just picked up 2 of these HARP (Home Affordable Refinance Program) loans just this past week. On both occasions the borrower knew about the program the last couple years but due to an “economic event” (late mortgage payment, job layoff, prior bankruptcy, etc.) they didn’t qualify at the time. Now that they’ve got their situation in a place that they now qualified for the program… it makes sense. Lucky for them we could get them in at a lower rate than we’ve seen in the last couple months...

When the listing agent for a home my clients are buying in St. Paul's Macalaster-Groveland neighborhood told me it was once the site of the Minnesota governor's residence it immediately piqued my interest. It is apparent that this particular stretch of Mac-Groveland bordering the Mississipi River is different. The streets are curving rather than straight, and there is a short divided parkway... ... with a round 'island' in the middle of the intersection at the end of the parkway. The houses are in different styles, built at different times including a whole street of mid-century moderns... but all appear to be upscale custom designs. They have a lot in common. Really.  Even more so, it has to do with using your God given talents to help others. I use mine to help women coming off the streets that have been caught in the horrific sex trafficking trade.  My latest was to volunteer my time to a Non-profit organization that provides apartments to women that were able to escape this horrible situation.
