What can I say...I love summer. One of my favorite places to be is on my patio with my husband and three St. Bernards. Why do I love summer? Look at what God created!! A little seed can become this...... The variety of greenery ....   The colors.....     The tranquility.....       I hope you are enjoying your summer and taking time to enjoy the breathtaking scenery around you!      Originally Posted at: Rooms With Style - Home Staging MN Blog

5th Avenue Lofts is one of the most sought after North Loop Condos and Lofts buildings in the neighborhood. The building features heated underground parking, rooftop deck with grills, large community room for entertaining groups and fitness center. The homes vary in finishes, but all come standard with woodfloors, granite counters, wide open livings spaces and spacious bedrooms. The location is fantastic and you can walk to many restaurants like Origami for sushi, Black Sheep Pizza and many others. See out newest 5th Avenue Lofts video below and when you're ready to sell contact us about how lifestyle marketing can set you apart.

If you're looking to buy Minneapolis homes, condos and lofts then you've probably bounced around from website to website. With that you've probably given your email address only to be bombarded with information from a variety of agents. Here's the truth: most agents see you as a 'lead' and they are trying to 'convert' you. At dannyrealestate.com we do things a little differently. I will provide anyone who wants it access to the Home Buyer Scouting Report where you can view all the listings from all the companies. Yes, we need your email address to get your free password protected website set-up. Once you've done that you're free to use our system however you like. When you have questions or want to talk further I'll be there to help and together we can decide if I'm the best agent for y...

720 Lofts is located in the North Loop of downtown Minneapolis and is one of the newer construction buildings added in the mid 2000's to meet the demand for North Loop condos and lofts. Here we'll explore the recent sales activity in the building. The interesting thing about the North Loop market right now and contrary to most peoples perception is that we are actaully bordering on a sellers market and are lacking of inventory. In addition to that Forbes magazine just announced Minneapolis as the 2nd worst market to be a renter meaning it's a good time to consider buying which also makes it a good time to consider selling.

If you're searching for real estate you've probably stumbled across the website zillow.com. In the video below I describe how searching zillow for the 55401 zip code which inclued North Loop Condos and Lofts could mean you are going to miss out on your dream home. In the example I use and as of the date of the video there were 78 properties for sale in the 55401, zillow had 73 and some of those aren't even for sale. Huh? I'll explain and this video could just mean you end up finding the home you are meant to buy.

The new stealth marketing technique used to sell Southwest Minneapolis Homes for sale is to not market them at all, apparently. The interesting thing here is that despite not having a single photo of the home I still had a buyer request a showing on sheer lack of inventory. We are allowed to input as many as 18 photos as well as virtual tour links on our listings which show up on all cooperating broker sites and the maximum we are allowed should really be the minimum we do. The reality is even though things are trending into a sellers market care should be done to include all effective marketing including single property websites, video, professional photography, on-site marketing materials and a whole lot more. For information on buying or selling Southwest Minneapolis homes please con...

I heard about Pizzeria Lola for the first time on Diners, Drive-ins and Dives.  I was recently in Minneapolis, so my mother and I decided to check it out.  All I can say is WOW!  Pizzeria Lola is definately in the  MUST VISIT category! Pizzeria Lola is named after owner, Ann Kim's weimaraner,...Lola (yes a fellow animal lover!)  Ann Kim is a very pretty Korean immigrant who studied at the famed Le Cordon Blue cooking school.  Ann opened Pizzeria Lola at 5557 Xerxes Ave So, in the Armatage neighborhood of Minneapolis.                                                      When you walk into Pizzeria Lola, you immediately notice the large copper wood burning oven that sits prominently in the center of the restaurant.            The light fixtures are large tin cans that have been electrifie...

Home Buying in 2012 Minneapolis MN Buyer Prep Tip Harness the Power to Close Quickly Ben Kolkman, Southwest Minneapolis and East Edina Realtor Today’s real estate market is refreshingly active.  High quality homes are being offered for sale and homebuyers throughout Edina and Minneapolis are finding themselves competing with other buyers for the best homes.  Most sellers are looking for a quick close, and all too often the limiting factor on closing dates to the buyers financing.  By getting everything your lender needs together you can decrease the amount of time you need to close and increase your attractiveness to many sellers. I know it may surprise some people to hear that the market is hot again, but it is.  Prices are starting to increase along with competition among buyers for t...

Yes....the little things do matter! Home Staging Minneapolis, MN. Home Stagers talk about the little things all the time - get rid of the little things and de-clutter! BUT...many times the opposite is true. The little things make a room cozy, warm and inviting. They make a house a home. Without the little things a house is just plain blah. Blah, blah, blah.... Take this sun room, there isn't anything wrong with it. It is okay. But just okay.     With a little tweaking, it can be cozier. First the furniture arrangement needed a small adjustment. Yes a little thing but it matters.  Second, a few throw pillows and pictures with a little sparkle make it better.        Let's look at this family room. Clean and crisp and plenty of room. Isn't that good for selling? No. It doesn't grab a buyer...

Guess what I was doing today. Yes....go ahead and guess. I know you won't believe it. I was moving my 2000 square foot warehouse with: 8 huge sections of commercial racking filled with small furniture pieces.       30 shelving units filled with glass, plates, candles, olive oil jars...you get the picture.   18 pallets for sofas      Two huge sections of specially built artwork holders.   Two 15 foot tables filled with lamps.    And then there was the heavy stuff like dining room tables and chairs. LOL   The good news is this is the most empty my warehouse has ever been since I have been swamped! Didn't I just do this you ask? Yup.....a year and a half ago but my Landlord made me move due to someone that had right of first refusal. The good news is I only had to move next door so no loss...

Herschel Lofts is located in the North Loop neighborhood of downtown Minneapolis. Once home to a manufactoring company that built farm equipment this reuse building has been tastefully converted into lofts. All the properties here have stunning downtown views, private outdoor spaces, heated underground parking and true loft finishes. The building is aesthically pleasing with it's gorgeous walls of glass.

Sounds nice. The idea that you log on to a 3rd party website and magiclly determine the market value for home. That's what Zillow has tried to do. The operative word being tried. In actuallity their 'zestimates' are often times wildly inaccurate and add a layer of confusion to the process. The reality is local agents still know the market better than a computer programmer located in Seattle.

They try and they try, but they continue to misprice homes condos and lofts in the Minneapolis area creating confusion in the local real estate market. When you're ready to sell and want to price correctly contact a local professional (like me!) who knows the area. How can we help you?

A recent article on the New York Times as well as the current market conditions in the Minneapolis Condo market have prompted me to write this post.      The rental market in downtown Minneapolis is continuing to tighten but we have reached an interesting point in the market.  Rents year over year have gone up by almost 10% and vacancies are just under 1% at .73 (according to local research form Maxfield Research.)       To make matters even more interesting inventory in downtown Minneapolis has decreased to just under 160 residential condominium units on the market.   Renters and buyers thinking about renting for another year are continually standing back and asking the same question which is: rent in Minneapolis is going up--what should I do?   The time to make a strategic move and ...

How to Sell a Home in SW Minneapolis & Edina Minnesota Home Selling Tip: List ALL Improvements Getting the Most for Your Home   I spend most of my time in selling real estate in Southwest Minneapolis and Edina Minnesota.  Homes around here are typically older homes (1900-1950 in Southwest Minneapolis and 1930-1970 in Edina).  Most have also been remodeled and improved upon over the years.  In the competitive market of 2012 home sellers need to do more than just post a sign in the front yard and list their home in the MLS.  You can impress homebuyers and help your home rise above the fray by creating a detailed, comprehensive and honest document of your homes physical history over the years.  I like to call it your Home Story. A good Home Story is not a simple “Features List” it is a nar...

Do you know what type of smoke alarms you have in your house?   There are two basic types of residential smoke alarms - ionization and photoelectric.  The vast majority of smoke alarms in use today are the ionization type, but they're being questioned more and more as a valid detection method; today they're no longer allowed as the only type of residential smoke alarms in Iowa, Vermont,  and Massachusetts. Why all the bad press about ionization smoke alarms? One of the major problems with ionization smoke alarms is that they give off too many false alarms - mostly from cooking and showers.  When a smoke alarm goes off every time someone cooks bacon, people remove the battery or take down the smoke alarm. Manufacturers require them to be installed away from kitchens and bathrooms, but th...

Recently the 84th skyway in downtown Minneapolis was officially opened to the public that joins the Ameriprise and Accenture towers.  The skyways in downtown Minneapolis connect more than a handful of office buildings—they keep the people that create commerce flowing throughout the city some of which live in condos.  The condos that link up to the skyway are an interesting breed of real estate.   A few of them are highlighted below: IVY Hotel and Residences is the premier building connected to the skyway which is home to a local restaurant, Starwood Hotel and luxury condos.  Valet parking, Spa make up some of the amenities within the buildings. Centre Village was the first condo building in downtown Minneapolis that married condo living with skyway access.  Built in the early 80s duri...

Is Home Staging for Investors different than Home Staging for homeowners? Well, yes and no.  Everyone wants their home to sell quickly and for as much money as possible. But for investors it is slightly different. It is a business.  Getting a property sold so they can buy their next one is all that matters. Literally 'time is money'.  When I met with a Realtor turned investor a couple weeks ago he told me that in 2011 he and his business partner renovated and re-sold eight homes and that he hoped to do more in 2012.  He commented that the average days on the market for them was 60 days thus they had never needed to stage. (I silently thought differently, ha).  They were currently renovating a home that was a little higher in price then the others so they thought they would give Home Sta...
