720 Lofts is located in the North Loop of downtown Minneapolis and is one of the newer construction buildings added in the mid 2000's to meet the demand for North Loop condos and lofts. Here we'll explore the recent sales activity in the building. The interesting thing about the North Loop market right now and contrary to most peoples perception is that we are actaully bordering on a sellers market and are lacking of inventory. In addition to that Forbes magazine just announced Minneapolis as the 2nd worst market to be a renter meaning it's a good time to consider buying which also makes it a good time to consider selling.

If you're searching for real estate you've probably stumbled across the website zillow.com. In the video below I describe how searching zillow for the 55401 zip code which inclued North Loop Condos and Lofts could mean you are going to miss out on your dream home. In the example I use and as of the date of the video there were 78 properties for sale in the 55401, zillow had 73 and some of those aren't even for sale. Huh? I'll explain and this video could just mean you end up finding the home you are meant to buy.

The new stealth marketing technique used to sell Southwest Minneapolis Homes for sale is to not market them at all, apparently. The interesting thing here is that despite not having a single photo of the home I still had a buyer request a showing on sheer lack of inventory. We are allowed to input as many as 18 photos as well as virtual tour links on our listings which show up on all cooperating broker sites and the maximum we are allowed should really be the minimum we do. The reality is even though things are trending into a sellers market care should be done to include all effective marketing including single property websites, video, professional photography, on-site marketing materials and a whole lot more. I heard about Pizzeria Lola for the first time on Diners, Drive-ins and Dives.  I was recently in Minneapolis, so my mother and I decided to check it out.  All I can say is WOW!  Pizzeria Lola is definately in the  MUST VISIT category! Yes....the little things do matter! Home Staging Minneapolis, MN. Home Stagers talk about the little things all the time - get rid of the little things and de-clutter! BUT...many times the opposite is true. The little things make a room cozy, warm and inviting. They make a house a home. Without the little things a house is just plain blah. Blah, blah, blah.... Take this sun room, there isn't anything wrong with it. It is okay. But just okay.     With a little tweaking, it can be cozier. First the furniture arrangement needed a small adjustment. Yes a little thing but it matters.  Second, a few throw pillows and pictures with a little sparkle make it better.        Let's look at this family room. Clean and crisp and plenty of room. Guess what I was doing today. Yes....go ahead and guess. I know you won't believe it. I was moving my 2000 square foot warehouse with: 8 huge sections of commercial racking filled with small furniture pieces.       30 shelving units filled with glass, plates, candles, olive oil jars...you get the picture.   18 pallets for sofas      Two huge sections of specially built artwork holders.   Two 15 foot tables filled with lamps.    And then there was the heavy stuff like dining room tables and chairs. LOL   The good news is this is the most empty my warehouse has ever been since I have been swamped! Didn't I just do this you ask? Yup.....a year and a half ago but my Landlord made me move due to someone that had right of first refusal. The good news is I only had to move next door so no loss...

Sounds nice. The idea that you log on to a 3rd party website and magiclly determine the market value for home. That's what Zillow has tried to do. The operative word being tried. In actuallity their 'zestimates' are often times wildly inaccurate and add a layer of confusion to the process. The reality is local agents still know the market better than a computer programmer located in Seattle.

Is Home Staging for Investors different than Home Staging for homeowners? Well, yes and no.  Everyone wants their home to sell quickly and for as much money as possible. But for investors it is slightly different. It is a business.  Getting a property sold so they can buy their next one is all that matters.
