I always find it a little odd when someone is waiting for my parking space that is 20 feet closer to the door than the next parking space, and WE ARE AT THE GYM. Do you find that odd? Aren't they there for the exercise? I can understand if it is pouring rain, I can understand if it is 20 degrees below zero, which happens here in MN, but on a beautiful sunny summer day? It has happened twice this week. In fact 2 days ago I was standing on the passenger side of my car, reading my emails on my Blackberry (I don't text/email and drive) when I heard a honk, honk, honk. I ignored it for a bit assuming it had nothing to do with me but then it came again, honk, honk. I could tell it was close by so I looked. The sales information is in for May 2010 home and property sales transactions for Lakeville and the data shows some promising trends. These numbers could be skewed because of the rush to close transactions before the end of the tax credit but we need to wait a few more months to see how the incentives really affected the real estate market. New listings were down 31% and closed sales were up 68%. Amazing. Median sales price stayed unchanged with average sales price going up 5%. Average days on market decreased 8% coming in at 126 days. Single family home inventory was down 17% and townhouse and condo inventory down 10%. Let me start by saying that I've been around the "short sale" block many, many times by now, so this isn't my first rodeo. Today, I found a double-whammy in a deal I was trying to pull together for my buyer. But I am still shocked and amazed when I come face-to-face with outright fraud. Seems the seller had (count 'em):  not one, not two, but THREE mortgages and/or liens on his home. The listing agent had processed short sale offers with the 1st mortgage lender previously and had negotiated a price, and had even come to terms with the 2nd mortgage (who would get the traditional 10% pittance of what they are owed, but OK, that's the way that works). The fly in the ointment appears to be the 3rd lienholder, which has refused to settle for anything but being paid in full before they releas...

  I cannot believe I am actually sharing my favorite summer dessert recipe! If you ever are a guest at my home you may be served this dessert.   It takes only a small amount of time to prepare and is very impressive when served! I have had this recipe for over 30 years so I am sad to say I cannot give credit to the original creator of the recipe.   So, what goes better with summer than Ice Cream! Lakeville ISD 194 in Lakeville, MN continued its reputation for excellence with a "Mock Crash" demonstration sponsored by Students Against Destructive Decisions. This past Tuesday morning at Lakeville North High School, the group presented the annual "mock crash" for 11th and 12th grade students, in coordination with the Lakeville Police and Fire Departments. These presentations alternate between the Lakeville North and Lakeville South High Schools to ensure that every Lakeville high school student can personally witness one of the dramatic reenactments of a fatal car crash involving teenage drivers and passengers. According to the Dakota County Community Development Agency, there is still funding available for their downpayment and closing cost assistance program, making home ownership a possibility for more residents.  There are a few broad qualification criteria, but they are not extremely prohibitive.  For instance, maximum annual income for a one or two person household is $83,900, and more for larger families.  This is an excellent way for a renter to move up to home ownership.  Depending on your income and the price of the home purchase, as much as $10,000 may be available to you.  For more information, contact Dakota County CDA.  For information on available homes, call me at 612-916-3033.  This is a great opportunity for a Lakeville renter to become a Lakeville homeowner.

This is a tale with winners all around, and of my unending gratitude for the trust and confidence my clients place in me. Last Christmas I met a lovely woman who had been trying to sell her townhome for a year. Her listing was almost expired, and she was moving out of state for her job. This morning I am getting off to a slow start. My family moved recently. We moved from Burnsville to Lakeville. Not far I know, but interesting nonetheless. See, I never sold my "own" property before just other people's. That's because the last time I bought (in 1997) and sold (in 2001), I hired a realtor. This time I WAS the Realtor! (I got licensed in 2002.) Back then the market was really soaring. Multiple offers were the norm, obtaining financing was so easy, days on market were shorter, and yearly appreciation was about 8% in Dakota County.
