The average sales numbers in East Bethel are moving a bit closer to stabilization as 2012 came to a close. Prices on homes in this north metro Anoka County were only slightly higher but inventory was still higher than in other parts of the metro as well. The number of closed sales was up dramatically for the second consecutive year and new listings are down a bit for the fourth year in a row. The average sales price in 2012 in East Bethel is has stabilized only up a very slim 0.3%. The ratio comparing sold price to list price did see rise just a bit in 2012 to just over 91% which is a bit lower than a few of the other north and east metro communities I work in but still better than in 2011 for this community. Many people fell for this scare and people sold and people lost.  It has been a long road.   But as I look at my investments I find that I am back to where I was when things went south and I have not added to the funds lately. If as a nation, if we would stop listening to the dooms dayers, we would be much better off. In this day and age of computers and internet sites, we are told to make passwords hard and not to use the same one for any two. I have tried, but this is hard.  I have been told "Don't write down your lo-gin and passwords in case of a break in and someone steals all of them. I give up.  I can't come up with any more log in names or passwords.  NON delicate sites are getting the same password.  Security ones will get hard ones in which I have written them down ans stored in a safe place under my office chair so I have easy access to them. Great song, but the Rose Garden in Duluth Minnesota is even better. WE spent a day in Duluth this past weekend and found that even after the severe flooding, most all of the city was open.  The only sight we saw closed was the Zoo. Don't get me wrong, some areas were very hard hit but there is no reason to change your plans for visiting. We spent some time in the Rose Garden Park.  Here are a few gems we saw... Last night was the day before the Full Moon.  I had wanted to get some photo's, but the weather guy said "Cloudy" this evening. I happened to step outside and there it was.  The moon shielded by a thin layer of clouds.  The clouds gave a new dimension to the photo I was looking for. In some ways it was a bit eerie and I was waiting for the wolves to howl. Opening up my mind gave me a unique photo.  It may not be the best, but it did remind me to look past what is deemed so good. 06/04/2012

A good surprise is seeing that the average sales price in 2011 in East Bethel is actually up 8% from 2010 and with new listings down, it appears that the real estate market stabilized a bit. The ratio comparing sold price to list price did see a bit of a drop in 2011 to just under 90% which is in line with other north and east metro communities I work in.
