No, not a tale of a bad agent. In fact, this closing went well. But, the other agent was not from my area and had no idea of where anything was. I told the bother party of the transaction that he could call me if he had questions.   He has called 6 times. We are actually getting to know each other some. We are going fishing in a few weeks once he gets settled. Sometimes, being the good agent means reaching out to others just to be nice.

I watch the news and the storms a they report on them By this time most years people are wondering where to put the snow. That is a good thing about living in the countryside. Most of us have plenty of room to push the snow as long as we plan a little bit. Out in the country we have a lot of room.  I drive in townand I would be pulling my hair out trying to move it so I could get into the drive.

I do enjoy the Christmas season. The best part is seeing the family that you only get to see once in awhile. Seeing old friends around while shopping. But, the planning gets to be overwhelming at times. This year we are about 2 weeks behind schedule. So, much of our decor is staying in boxes. But there is a bright side to that...Less to put away for next year.

AS of late, smiles are hard to find. Most everywhere we go, all I see are frowns and grumpy people. Yes it has been cold, but you make out of life what you put into it. It is Christmas, It is a happy time of the year. I guess I could say that it is just the non-believers that are that way, but there are way to many. So, when you meet someone...give a smile..You may be surprised and get one back!

I had one morning to take a fast trip to the lake. Fish were biting, but mostly small.  They kept me amused at least. But then something appeared at the side of my boat. An American Loon and her baby. These very wary birds usually move away when you approach them.  Not this time.   10 feet from the boat and Mom kept fishing and feeding the baby.  What a sight and so close. Made for some great photo's.   These photo's were taken early morning and the lighting wasn't so great. Mom with a minnow going to fee jr.

I always tell my sellers not to talk to anyone about price.  Certainly not what would be willing to come down to. NOT TO ONYONE!!! Well, it happend again.  One of my sellers was taling to the neighbor and spilled the beans. What my client didnt' know was the neighbor was digging for information for a friend that was interested. The offer came in about $5000 less than he was willing to take.  We countered at his bottom dollar, (that he told the neighbor)and they accepted. At closing, Mrs buyer spilled the beans about knowing the neighbor and the tip he gave them. Now, I don't know if we would have gotten more, but my client put us in a poor barganing position.

The other party may be really nice. You laughed and joked at closing. You made some agreements between the two of you...Verbally of course. Now, the other party says they never said that.   We hear this all the time.  When will people learn not to make deals without us, their agent.   You can ask me to help, but without the written work...you have nothing.

The best restaurant is out of town. Patons visit it every day and many more than once a day. This establishment caters to a wide range of clientele. The patrons are well behaved, and their tip is usually the great show they put on . Most bring many friends with them. No menu's are given, they just eat what is put in front of them. So, what place it this? It is Bill's Country Diner!

WE have not come out of the drought with he less than inch of rain we had, but it did help. It is time to capitalize on what we got.  Small trees still need water.  If you have yet to water them, now would be a great time.  Turn the hose on just a trickle and give it a couple hours per tree. I had a friend that did some digging and it is dry down from 18 inches to 2 feet and more.  No moisture in the soil means the frost will go down far and fast. There  will be a lot of dead trees and even grass come spring if a little care isn't taken right now. Protect you lawn and  yard and give a little water! Spring flowers like this will be fewer without some water now before the snow flys.

I  get very regimented in checking my receipts for all purchases all year, but especially this time of the year. I went into a local Big Box Store (My least favorite place to shop)  Found a good deal on some work boots.   Went to pay for them with some other stuff and it sounded high. I had the teller check, and the boots didn't show up as on sale.  My wife was with me and had some of her own purchases and had a problem of the same kind. Getting a deal is great if you actually get the deal.  Check your tape when you get it and make sure you are getting the value they are posting.

But I saw it on the Internet...it has to be right! That was the response to my correction of a clients information.  This client thought that everything that is on the internet was true and correct so her information had to be right. I explained how easy it is to put false information on line.  I even wrote a 'moch' Blog and explained that once sent it doesn't become true.  (The blog was false info about her) After the shock wore off, we got down to business.  Once more, a moment to educate brings a client home to roost!

Once you get on the water and look over your shoulder, you should see a view similar to this one... Don't forget the kids! It will be a nice weekend to get them out to enjoy a past time you also enjoy.  Watch the eyes light of when they catch their first fish. Please, remember safety is first.  Come home a live and share the fish stories...True or otherwise!

I know in the warmer climes, some are already thinking about putting the seeds in the ground. But, How about in the middle and northern latitudes.  NOW is the time to be thinking.   Seed Catalog's are out and seed packets are in most all the stores.  But, there are many thing to think about before you even purchase seeds. 1) Did your garden do as well as you thought it should have last year? 2) Did you plan for the fertilizer you need? (Including the lawn?)  The price is climbing already.  Watch your sales! 3) Do you think you need some kind of weed control?  (But, Think Organic!) 4) Are you power tools ready to go.  Now is a good time to get them in shape and most shops are not real busy.  BEAT THE RUSH! 5) I your garden getting the proper sunlight, or should a few trees be removed or ...

I received this via an E-Mail yesterday.  The message is great and I thought I should share it with everyone.  Although, simple in message, it is great in content. I am the New Year!I am an unspoiled page in your book of time. I am your next chance at the art of living.  I am your opportunity to practice what you have learned about life during the last 12 months. All you sought and didn't find is hidden in me, waiting for you to search it but with more determination. All the good you tried for and didn't achieve is mine to grant when you have fewer conflicting desires. All you dreamed but didn't care to do, all you hoped but did not will, all the faith you claimed but did not have--these slumber lightly, awaiting to be awakened by the touch of a strong purpose. I am your opportunity to ...

I am a healthy 25+ and, Alright, 35+, and I feel just great.  OK OK< my mind is 35, but my body is slightly over the Hill.  (I just don't remember seeing the hill.) I was out in the yard doing some light chores and I see this Turkey Vulture flying overhead.  He has been around for the last few days.   I quick, grabbed my camera and snapped this piture.  Turkey Vultures are somewhat new to my area of Minnesota so I enjoyed getting a quick photo. But, then the un-nerving part happened.   It landed in a tree in the yard, and proceeded to watch me.  Now, I know these large birds are a scavenger.  There is nothing Dead around my home so that only leaves me to think...Am I next? HMMM, I think I will do a quick check and make sure all my stuff is in order.

This great weekend was a lot of fun.  We spent a lot of time around the little town near our cabin. We were in town at the Ice Cream shop when 5 of our fighting troops came in.  By the conversation, a couple of them had just got home from a tour.  The Sargent told his men that he  was buying. While they were ordering I thanked them for their service and walked to the other side of the place.  I found the Store Manager whom I have talked with many times before.  He welcomed me and I told him about the Soldiers. "Give them what they want and then come to me for payment." "I can do that!"  There was some conversation and then the soldiers went outside.  The owner came back and thanked me. He said he gave them each an extra Ice cream treat.  He also said he would split the cost for what the...

It is the time of year to get the lawn in shape.  We are running 2-3 weeks early, so some precautions need to be heeded... 1) Fertilizer can be applied right now, BUT, Make sure that rain will fall within a day or two.  Fertilizer can and does burn the grass when just sitting on top of it and will cause the lawn to look patchy for some time. 2) Preparing garden beds for flowers and produce.  Working the ground now is great.  Till in the fertilizer well and allow it to start to enrich the soil.  Planting should still be held back on all but the most hardiest plants.  ALTHOUGH, I do plant some things early.  The worst that can happen is that a frost kills the young plant and I have to re-plant.  I am no further behind.  If that frost does not come..I am way ahead of the game. 3) There is ...
