If everyone had the ability to sell their existing home or the financial resources to make the purchases, there are many great homes on the market at exceptional prices in the Brainerd Lakes area of Minnesota.  For every home that sells in the Brainerd Lakes area of Minnesota, 15 properties remain on the market. The median sales price of a home in the Brainerd Lakes area dropped 9 percent and is now at $154,425 according to the Greater Lakes Association of Realtors. The Brainerd housing market is lagging behind the Minneapolis-St. Paul-Bloomington market, which was recently ranked the top healthiest market in the nation.  The Brainerd housing market is moving on a slow, steady road to recovery as the number of homes for sale decreased and closed home sales increased. Closed home s...

Real Estate websites such as: Trulia.com, Zillow.com, and REALTOR.com, are fun to explore sites with a wealth of information at your fingertips but it may not necessarily be accurate and is certainly not timely. When the prospective homebuyer searches those sites, the information they are viewing on the site has a time lag from postings and changes in our Multiple Listing Services  (MLS)  The information that you are able to access is just general in nature and any important documentation such as disclosures are not available. A home with a leaky roof and interior damage may not seem like such a good deal once you find out that information. In addition, if the home you are looking at is priced at or below market, it may already have an accepted offer and be pending. I get a lot ...

Foreclosure numbers for 2010 in lakes area counties represent a staggering sum. "The No.1 driver for foreclosure in the state of Minnesota is unemployment and underemployment," said Ed Nelson, marketing and communication manager with St. Paul-based Minnesota Home Ownership Center. "Until we start seeing our unemployment rate drop and stay dropped, we're going to see elevated numbers of foreclosures." In 2010, there were 71,556 pre-foreclosure notices sent to Minnesota families. While not all the foreclosures represent a homestead lost, since reports indicate a rise in second-home foreclosures, the majority are serving as primary homes. In a Seminar at the Greater Lakes Association of Realtors on January 28,2011, Nelson presented a preview of preliminary foreclosure numbers. These initia...

This is Christmas Day and by now most of you will have already opened your gifts and had some good things to eat! This is perhaps the most celebrated holiday in the entire world. Gift giving is core to the message of Christmas." For unto this world a child was born", a gift for all mankind who believe. Jesus gave the best gift of all- the sacrifice of a sinless life-heaped with the sins of mankind. None of use could give a gift like this-"for all have sinned and come short of the Glory of God". But we can share this gift and tell others about it for it is the"good news' that the shepherds heard sung by angels. This Christ is the only son of the living God- always was and always will be. The gift is there for those who seek it  - wise men did.                                       Why no...

Just when you think that they can not go any lower, interest rates drop slightly. Wow, if you are waiting for homes prices to drop even more, remember that when these interest rates climb- the game changes.

GREAT TRUTHS THAT LITTLE CHILDREN HAVE LEARNED or will learn at some point: No matter how hard you try, you can't baptize cats.   When your Mom is mad at your Dad, don't let her brush your hair.   If your sister hits you, don't hit her back. They always catch the second person.   Never ask your 3-year old brother to hold a tomato.   You can't trust dogs to watch your food.   Don't sneeze when someone is cutting your hair.   Never hold a Dust-Buster and a cat at the same time.   You can't hide a piece of broccoli in a glass of milk.   Don't wear polka-dot underwear under white shorts.   The best place to be when you're sad is Grandma's lap.

Last Thursday was a wild and devastating weather night- the kind I dread. Three people are dead and many families left without homes. Since our home and both businesses were destroyed in June of 2001, I truly understand what most of them are dealing with today. We have only just begun our storm season. Instead of enjoying our beautiful Minnesota summer, these people will be attending funerals, burying dead animals and weeping over their possessions and the places they called HOME. I pray for their recoveries both physical and emotional- that they will find this an opportunity to grow stronger in their faith and bolder in their witness. Change is difficult- forced change even more so and yet we all encounter it at some point.      May they find peace in the midst of their storm.

"Rain Rain go away come again another day"   Nu Nu, Sherry and I have been in Minnesota now since last Thursday and it has rained the whole time we have been here. Some times I was able to find a stop in the rain to take some photos and Video. I have never seen so much rain and after being here for one week now I know one of the reasons I moved out to Las Vegas, we sure miss the sunshine! I spoke with some relatives from Minnesota and they did mention the state needed the rain "What"! I asked them how much rain do you need? The grass and trees are so green it looks like your in another world, and moisture, if the sun comes out with the humidity we will be a puddle of water from sweating! Las Vegas has so much sunshine that I can see why people are more active and happy, this rain has re...

There seems to be some confusion on housing market statistics and as usual , it all depends on who is paying for the report. In my area of the Brainerd Lakes in Minnesota, the sales of homes under $150,000 is picking up.  The median priced range homes have slowed and we are seeing a dip in the luxury home market. With that said - buyers are still buying lake homes on desirable lots, tearing them down and building even bigger and "better". Homes are still selling and people are still buying. It seems that more people are putting their homes on the market to test the waters and then pulling them off or not renewing their listing contracts.      For this reason, I am only interested in motivated sellers - need to sell or really are determined to make that move.  I have now received ce...

I am sneezing, coughing and congested.  So are other members of my family including those who came home from Florida with me. I feel fine but am tired (probably a lack of sleep).  They, however are just miserable and have additional symptoms that I thankfully am not sharing.  Fever, chills, thick mucus, aches and a total lack of motivation (so they say).  I think that my problems are due to allergies and they have a cold or the flu.  If you are wondering about your symptoms here is a great link to About.com that will give you some help in sorting things out.  Of course, a visit to the doctor may be in order for some and do not let the Internet be a substitute for good health care! At my house, these young and healthy individuals should bounce back quickly but since Mom (that would be m...

When your home is for sale, things need to change in a big way.  If you want to leave the lid/seat on your toilet seat up - that is for you and your wife to work out.  However, when your home is listed and people are touring - the seat and lid need to be down.  Seems like a small matter and it is.  It is also only one of a list of things that need to be done to get your home the most showings, the most offers and sell in the shortest amount of time.      All my signed listings receive a detailed staging consultation and great advice for getting your home prepared for the market. This is a market that is packed with competition.  Unless your home is priced competitively and shows above the competition - it will linger on the market while the others sell.      Do you want to sell or...

October’s big Real Estate story will be the expiration of the $8,000 tax credit on November 30th for eligible first time homebuyers. Since most transactions  are taking a minimum of 30 – 45 days to close after an offer is made, buyers who need financing will need to sign a purchase agreement by the end of October 2009 in order to close their loan by the Nov. 30 deadline. Buyers who are hoping to utilize the $8,000 tax credit should be only making offers on properties that are able to close quickly and do not require bank approval. We do not know whether an extension on the tax credit will take place – or what that opportunity might look like – we only know how things are right now.      Buyers do not delay; you may be gambling away $8,000. We are also in a rare period of low inte...

The main thing is to keep the main thing the main thing." - Stephen Covey: Author, organizational, leadership, and family expert.     Try this out for a month-just a month, you can do it.        Copy the above quote and print it out.  Tape it to your bathroom mirror, your car dash, your computer monitor, your exercise bicycle, and your refrigerator. Read it and think about what is most important to you = your big why.  Reflecting on this quote every day for a month will help your realize what you get up to do and why you are doing it.  The small things, the bumps in the road, the elbow scrapes, the client who is not so cooperative – will become smaller as you focus on what is truly important to you.      That will differ for all of us so I am not going to give you a list.  You can com...

As you all well know, today marks the eighth anniversary of the tragic events of September 11, 2001. I am listening to some of the 9-11 memorial program on the television and remembering where I was and what I was doing on that day.  We had a tornado rip through on June 13,2001 taking almost everything we owned including our roofing business and horse stable.  We lost horses as well and that was the most difficult for me.    Our insurance company purchased us a dumpy old house trailer that we named Barney after the purple carpet that ran through the living spaces. It was parked behind what was left of our home. Some young men had already shown up for work and were in there with my husband deciding on the day's plan. I was doing my morning chores and listening to the TV as I went. A...
