In September I was heading to a rural appointment and had to stop at an intersection of a railroad crossing where a truck was blocking the road.  From a distance I though they had an accident and were somehow sideways.  When I approached closer I came to realize their blocking the intersection was on purpose.  The crew was busy aligning the truck with the railroad tracks and then they lowered train wheels from underneath their truck.   I was facinated, and thinking that this was not something one sees everyday I snapped a photo.  I have heard about trucks that did this, but never saw the power company before in the process of transistioning a vehicle from street travel to RR tracks travel.  Something interesting...

Eaton Rapids, Michigan – Would are the options when an meritless roofing company swoops down and rips off an unsuspecting homeowner? There aren’t too many options in most cases and this sort of thing runs rampant among the world of contractors. One Eaton Rapids homeowner is feeling what it is like to get steamrolled over in a scam done by an unsavory roofing company, Best For Less” that was featured on WILX. This story does have a happy ending however when a Lansing based roofing company stepped in and took control of the situation. This story goes back to 2012 when  Antroy Nathan was fired from JR Neely a roofing company known for quality service. Nathan was accused of soliciting clients for his own business, stealing information and interfering with day to day operations.  Nathan to...

Last week I found out there are 4 pieces of code that need to be placed in your website pages when you want to connect to Google+. Course it is not necessary if you do this but it is advised if you do. Google has been very sketchy on all of this since the recent FTC investigation last winter and the Penguin updates.... its a mystery really. But Facebook started doing this too with the Open Graph search updates. They are running a similar deal. There are some code structures that need to be included into your website pages so that Facebook and your website can actually talk to one another. This base model for Open Graph is really for web geeks only and it is kind of under the radar. My research team has concluded that Google is envious of Facebook and its sudden rise to 800 million in it...

Abaout a month ago I was out driving around in the rural countryside like I so often find myself doing.  There had been a fresh snowfall the night before, and the morning was brisk and cold.  As I drove by this field, there was something moving out there but I could not make out what it was.  So, being the curous sort that I am, I pulled over, got out my camera and set it on zoom.  To my surprise it was a raccoon out in the field.  I watched him for quite awhile, and I could not quite figure out what he was doing.  It seemed to be another furry animal underneath him.  It seemed like it was perhaps another raccoon.  Maybe a baby?  The other one did not seem to be moving. I watched him for quite awhile, and he watched me too.  I finally moved on.  It seemed like an sad moment in nature.  ...

I was driving up in the rural areas last week in Eaton County, and had to go to Vermontville, Michigan.  Vermontville Township is a very tiny community, and their downtown is just a few short blocks long.  When I was driving around the area, I came to a stop light and across the street from me was the Vermontville Fire Department.  It has what appears to be a ten foot tall carved statue of a fireman in front of the building, and I thought it was quite interesting. It is great to see community pride for the men who serve the community and risk their lives in times of need.  What a great tribute.

I wrote a post about agents selling their own homes a few weeks back.  If you missed it here is the link to the post.  http://activerain.com/blogsview/2107897/real-estate-agents-selling-their-own-homesSome of us that have done this, learned from the experience.  I have used many selling experiences to help sellers understand the selling process. In my humble opinion agents have to be pro-active in the selling process and get the seller active in helping sell their own home.  If you do not obtain seller involvement, the only thing that happens, you work twice as hard without the reward of selling the home or a commission. A few steps are necessary to help you sell. Belief in the agent.  If you are selling your own home you should already have this faith. Price to sell.  Pricing is the nu...

Musical Realtors may be a new term and it doesn't have to do with a Rock Band! Your have to make a decision when you prepare your home for sale.  Will you use a full service real estate company and agent or will you try on your own.  After making that decision the anticipation of selling sends your mind into the "what if" scenario.  What if, we sell fast?  What will we do? What if, the offer is to low and we counter and the buyer walks? What if, the buyer asks for concessions or large repairs? What if, the buyer wants our appliances? What if, we don't sell? These are common concerns and valid issues that must be faced.  Let's look at what we can't control first. Things You can't control: Location, where your home or property is located is where you are, it can't be changed. Style, what ...

If you are considering buying a home in Olivet, Michigan, you probably are aware that this is a college town.  Olivet College, founded in 1859, in Eaton County is located 30 miles south of Lansing and 125 miles west of Detroit. It sits on a rolling hilltop shaded by huge maple and oak trees in the city of Olivet, a community of about 1,700 people.  Buying a home in Olivet, Michigan can be a fun adventure, as some of the homes have been cobbled up to serve as multi-units the closer you get to the college, so if you are going to use it as a single family home they can require some renovation.  This is a common occurrence in college towns.  One of the great benefits of buying a home in Olivet, Michigan is that the area qualifies as a rural area on U.S. Department of Agriculture maps, due t...

An area of Calhoun County that is popular with homebuyers is Bellevue, Michigan.  Buying a home in Bellevue, Michigan places you in a great location between Battle Creek and Olivet, and gives you access on I-69 to Lansing or Marshall if you need it.  One thing to consider in buying a home in Bellevue, Michigan is that the city is located in Eaton County, but part of the village is in Calhoun County.  Depending on which section of Bellevue you select will determine which County you have to work with in terms of well and septic requirements.  Barry County is merged with Eaton County with their health departments, and both require that a passing well and septic inspection be done on any property before a change of ownership can be recorded.  So what this means when buying a home in Bellevu...

Olivet Area Investment properties are in demand for knowledgeable investors in the area.  The Olivet area largely known for the college that bears the same name.  Student housing for the college is what drives Olivet Area Investment properties.    Olivet area investment properties are typically ones that offer multiple units for students which are frequently in demand, and investors report that they are easier to rent for 12 months.  Homes in the area are older, and often you can find a two story that has been partially remodeled or already divided into two units, up and down, offering two apartments to rent at least.  Olivet Area Investment properties are sought by the student body, especially those who are not involved with the fraternities and intend to remain in the area for at leas...

Olivet College in South Central Michigan received its State charter as a college in 1859 after being founded by Rev. John J. Shipherd.  He and 39 followers arrived to the wilderness hilltop now known as Olivet in 1844, with the dream of founding a coeducational Christian college open to students of all races.  Olivet College in South Central Michigan is an architectural delight, and has grown over the years to several buildings in the City of Olivet since 1844.  As Olivet College in South Central Michigan continued to grow during the 1930s and 40s, the college developed a national reputation for adopting the "Oxford model," a tutorial system used in European universities that relied heavily on seminars and interaction between faculty and students. It was during this period that the coll...
