Here in Metro Detroit it is not unusual for agents to take overpriced real estate listings.  I don't think there is any mega agent in the area that does not.  I have seen almost all the big name agents do it.  So why do they take a overpriced listing?  Are they not wasting their time? Does anybody out there on active rain need an extra link to their website?  Having real estate related websites linking to your site helps your google ranking.  Of course one doesn't make it rise automatically , but more and more will help it rise to the top.  The next issue is that you can't link farm.  What that means is that you can't have a link to from your website and then link to the another person's website and vice versa.  It should not be a circle of you linking to them and them linking to you. Sometimes as a realtor we get put into a position of telling a seller something they do not want to hear.  Sometimes sellers want top dollar for their West Bloomfield home when it is not the best home on the market.  When I say not the best home on the market I mean that it is just an average home.  I just went to a West Bloomfield home last week (now I always change the cities, dates, and information not to hurt anybody) This West Bloomfield home was move in ready but it had a couple of issues that would stop it from getting top dollar.  The kitchen was old and worn.  The cabinets were older and the counter top was formica.  This West Bloomfield home was in the $300,000 range.  If you have a $300,000 home and want top dollar you better not have formica counter tops.  No this was not th...

Let's talk about West Bloomfield real estate or more indepth about making an offer on a West Bloomfield condo.  I was out looking at condos in West Bloomfield today with clients.  They liked one of the ones we saw and they asked "What will the seller take?"   Unfortunately none of us knows what the seller will take. I recently went through a sellers nightmare on a piece of West Bloomfield real estate.  It surprised us all and it has been a while since I have even heard about this scenario happening to a fellow Realtor a few years back.   But I want to remind you this is an extremely rare occurrence.  I bet it happens  once in every 20,000 homes just to give you a guess.  It is very rare. When you sell your West Bloomfield home or West Bloomfield real estate there are usually only two ways out of a legal contract.  One is if the home inspection goes bad and the other way is if the mortgage can not get approved.  The mortgage not getting approved was the inspection contingency that the buyers had to use on our deal. We went through the inspection process on the West Bloomfield home and that was fine....

I am working with a seller that had a sale fall through.  We had a deal that was scheduled to close.  The day of the closing the buyer lost his job.  It was a awful thing to happen right before the holidays.  I feel bad for the buyer because his whole life was turned upside down.  He had sold his house, and everything was in route to Michigan.  I feel bad for my seller because they had the house off the market. Oakland County has an excellent real estate investment club called MREI.  That have great informative meetings about how to invest in real estate and common issues about real estate investing.  They try to make investing in real estate easy.  Here is their latest classes   Market Update: Shadow Inventory Declines   What is "shadow inventory"? According to Ask.com, shadow inventory, "refers to homes that are in foreclosure and will eventually go on the market, but that are not yet listed for sale.
