Saline Real Estate Market Sold Price Per Square Feet Trends Down Slightly in February How much are homes selling for with regard to average Sales Price per Square Feet? The average sold price per square foot is about $108. Saline residential supply is now about 11.7 months. It would take 12 months for all the homes to sell if no other homes came on the market. Anything over 6 months supply is a buyers market. The chart provided by Affinity Valuations, appraisal company, shows the trend line of average sale price per square feet sold in Saline over the last 12 months. As you can see the trend line shows prices trending from$120 per square feet to about $110 over the last 12 months. The 35th Annual Saline Christmas parade is this Saturday in downtown Saline. A favorite of mine for too many years to count. Let's just say I can remember nursing my 8 month old baby under my coat on one of those nights it was freezing snow and ice. All my kids have participated in the Saline Parade at one time or the other. When we first moved out to Saline, 20 years ago, it was a short parade, and over the years I have seen it grow, and grow and grow. Regardless, the Saline Christmas Parade really gets me in the Holiday Spirit. I thought this was unusual at first, but further on, it makes more sense.  St. Joseph Mercy Hospital in Saline had recently converted to emergency/out-patient services only, with patients needing overnight and/or more lengthy treatment being transferred to St. Joseph's in Ann Arbor. So now they can specialize in handling emergency and urgent care needs for seniors.  Per the article:  St. Joseph Mercy Saline Hospital opened the doors to its new Senior Emergency Department Friday in a move hospital officials say will improve emergency care services for those 65 and older.  George Williams, the hospital's chief of staff and emergency physician, said it became obvious that, with an abundance of aging baby boomers, a new style of emergency care tailored to their specific needs was required. ...

I'm just going to make this simple for a lot of folks asking me, especially in this area, about doing any buying or selling, considering the freeze on foreclosures.    There's a good article here, but the direct answer is towards the end of it (directly from the article): What does this mean for the housing market and the economy? Lots of speculation, but analysts are saying that home prices will increase in the short term as the low-priced bargain foreclosures are taken off the market. However, home prices will most likely take a dip once the banks deal with robo-signers, find the assignments and foreclosures go back on the market There is a concern out there that this may impact the economy by banks pulling back lending (yes, even more than they already have). Most folks BUYING a home know that the price is ALWAYS negotiable.  Many folks RENTING do not, it seems.  This is just mostly due to renters (or at least in my area) are young and don't understand that a LOT of things are negotiable in life. At the moment, a lot of my current traffic are rentals.  So they ask me to search for "something in the $800 to $1200 a month" range.  At first I simply performed searches on multiple MLS's and searched specifically for that, but that was LONG ago.  Now I search for things "just outside" the range, such as up to $1500 a month in this "$800 to $1200" example.  Why $1500?  Two (maybe three) reasons: Folks don't realize that maybe their IDEAL home might be available for a few bucks more. Just as I mentioned yesterday about rentals being in high demand in my area, sure enough, I walk into the office into a firestorm!  I get another young couple, looking to rent a house in the area, but this time, it's a little different. I ask them, "Well, where are you looking to move to?  Here in town?  Somewhere nearby?  Something within 'X' miles from here?" They said, "It could be anywhere...." Well, that narrows it down to about a thousand.  Seriously, the husband does work in a specific location, so we agreed to look within a certain radius.  I get a bunch of listings printed and we go over them, offer some choices, and again we get into the topic of why it is that OTHER agents don't want to work weekends... (Day 19 of the "30 in 30" challenge)   I'm happy to say that I have over a dozen prospects/clients/interested persons that I'm working with that are desperately wanting a rental home in Saline.  The PROBLEM is, though, that almost each and every one of them wants "a rental home in Saline for about $1000 a month".  That is getting rarer and rarer by the day.  As of today's date, the MLS shows only 3 houses for less than $2000, where as a couple of months ago, it was closer to 10. My most current pending sale got a LOT of calls asking if it would be available as a rental, perhaps if it was the market for rent, it would probably go for about $1600, in my opinion. (Day 12 of "30 in 30") Part 4 of The Builder from Hell Fred, The Illegal Builder from Hell, soon has his world fall apart around him.  The Wife and I were starting to resume a normal life, even though $25,000 of our money was sitting in an escrow account at a real estate company in town, we weren't hurting.  We assumed Fred thought we were going to be desperate and lawsuit happy, but no, we were playing The Waiting Game.  So that wasn't going anywhere for Fred.
