Inventory remains low with a 1.7 months supply of homes after the first quarter of 2013. This is helping for prices to rise!   YES!  I've been saying it for quite a while now, even as far back as last summer when it started to shift.      It's TRUE!  St. Clair Shores is definitely a SELLERS MARKET right now.    With a lack of inventory all over Macomb County, buyers are anxiously waiting for the right house to come on the market. It's almost spring time! Here's a look at the St. Clair Shores real estate market for single family homes for the month of February. Closings were down from last month, with only 50 compared to 69 in January, but the good news for sellers is the inventory remains low, making this a Sellers Market and prices are slowly starting to climb back up. The current absorption rate for the past 6 months shows jus a 1.6 months supply of homes on the market.   There were 10 condos that closed in St. Clair Shores in the month of February. Sales prices ranged from $22,500 to $152,500. The average days on the market for those 10 closings was 83 and the median days on market was 33.       Condominium inventory remains extremely low in St. Clair Shores, as of March 5th there are currently 17 condominiums on the market. Prices range from $20,000 apartment style units, to lakefront units over $200,000. If you are in the market for a St. Clair Shores condominium you will definitely need a buyers agent working for you. While St. Clair Shores does not have a ton of condominium complexes, there is a nice variety and something for everyone from Golf Course Units, Gated Waterfront Units, Apartment Style, Townhouse style, and even Brownstone Style units....

  Happy Friday & Happy March 1st! I'm so ready for warmer weather. Looking forward to spring & summer! I should have my St. Clair Shores real estate market report ready by the first part of next week. Still waiting on some final numbers to come in from those end of the month closings!     At a quick glance I can tell you this, inventory remains low, which is good news for sellers. The nice listings that are priced right are selling quickly, many times with multiple offers for asking price or above.    Buyers, although your choices are limited due to lower inventory there's still good news for you. Sales prices ranged from $21,000 to $56,000.        Condominium inventory remains low in St. Clair Shores, as of February 12th there are currently 19 condominiums on the market.   The market picked up right where it left off with 69 closings for single family homes in the month of January. That's an approximate 9.5% increase compared to January of 2012. More good news ...... comparing January 2012 to January 2013 the average sale price was up approximately 10% and the median sale price was up approximately 21%.                         January 2013 Statistics   highest sales price - $190,000 lowest sales price - $18,100 average sales price - $75,857 median sales price - $73,000 average days on the market - 62 median days on the market - 58   Of the 69 closed homes in January, 24 were bank owned foreclosures, 9 were short sales and there were 3 canal front closings also.       Current Absorption Rate is still at just over 2 months supply of inventory = Sellers Ma...

  HAPPY NEW YEAR! Even with the holiday season there were 67 closings of single family homes in St. Clair Shores for the month of December. That's up from only 53 closings the same time last year!   The St. Clair Shores real estate market remained pretty active for the month of November with 76 closing for single family homes, down just one from October. Inventory remains low, and yes, we are currently in a sellers market! As of today, December 6th, 2012 there are currently 154 single family homes on the market in St. Clair Shores.           November Stats 76 closed (single family homes) average sale price $89,771 median sale price $73,750 highest sale price $480,000 lowest sale price $15,000 average days on market 53 median days on market 43 Of those 76 closings 6 of them were canal front homes and 1 was a lakefront home. NO FAMILY WITHOUT A CHRISTMAS Saturday, December 1st the St. Clair Shores Goodfellows will be at intersections throughout St. Clair Shores from 6 a.m. to 6 p.m. selling newspapers for a donation.     The Goodfellows have raised money for clothes, toys and food for needy children in our community for the past 86 years. Every penney raised goes to families in St. Clair Shores.       So if you see people in safety vests selling newspapers at intersections on Saturday is S.C.S.  if you can, please make a donation.   Word is that the much anticipated Butter Run Saloon is opening Monday, November 17th according to their facebook page.    The Butter Run Saloon is located on the corner of 11 mile and Harper, where the old Grissoms Pub used to be. They have completely redone the whole building. The outside facade looks amazing and the interior pictures I've seen look terrific as well. I'm looking forward to stopping in one day for a cold one!   So, I'm sure many are wondering why call a saloon Butter Run?
