When you buy a home in Southeastern Michigan it is good to know about the basic rules in the home owner association bylaws. (Novi real estate)  In the Southeastern Michigan home owner associations became stronger and became more important in establishing the appearance of subdivisions. Since the 1980's you can not fence your yard unless you have a pool.  Even if you have a dog or a small kids they usually do not allow fences.  Even then there usually are specific rules on what type of fence you can have for around the pool. Other items that are usually governed by rules are basketball nets, storing of boats and trailers, and sheds.  In most Novi subdivisions you can not put up a shed.  In most Novi subdivisions you can not store a boat or trailer on the driveway. The main reason that they keep coming back is water: precipitation that shows up as rain, ice and snow seeps into pavement cracks, then freezes, causing the pavement and underlying roadbed material to expand. Temperatures eventually rise above freezing, the water melts, creating a cavity or void in the road. Potholes are then created when a vehicle drives over the cavity, cracking the pavement and loosens the roadbed material. More precipitation, more freezing/thawing throughout the late winter and early spring, team up to make potholes significantly worse. Here is a first time home buyer tip for one of my clients that is interested in buying Novi real estate.  Their question was:  "What should I be looking for"?  As a first time home buyer you can't get let colors, decorations, or current decor outweigh what the house is really like.  So look beyond that. As a Metro Detroit first time home buyer you need to be aware of potential major costs.  What will cost you big bucks to fix or update in the long run.  There are six major items you should be looking at when buying a home if you are somewhat interested in the home. If you want to get upset about losing a house then don't listen to your real estate agent.  I have some good friends, their culture and heritage is about haggling about price.  Well we saw a nice Novi home that they really wanted. It was a bank foreclosure listed at $185,000.  The  home was over 2300 square feet.  Well there are very few Novi homes that size that don't sell for less than $100 a square foot.  So the house was worth about $230,000.  They couldn't wrap their head around the fact to bid more than the list price.  It was their culture, their way of life to offer lower than the list price.  Unfortunately they lost the house.  Even when highest and best offer they didn't even come close to what they should offer. Bellagio is one of two gated subdivisions in Novi MI (Ookland County).  Oakland County has quite a few gated subdivisions but they are mainly in central Oakland County. Bellagio subdivisionis located off Beck Rd between 8 and 9 Mile Rds and it is one of the few gated subdivisions in southwestern Oakland County.  There are not many Wayne County gated subdivisions.  So if you work on the west side of town and want to live in a gated subdivision Bellagio is one of your few choices. If you are planning to sell your Novi home then are you starting to plan what repairs need to be done.  I hate to say it but most people put off repairs.  Most husbands quietly put off that honey do list because it is never ending and they hate it.  Larger repairs or improvements are put off over the years because the money is needed else where.
