The July data has just been published by our MultiList System (MLS), RealComp II, Ltd.  We’re seeing a continuation of trends from earlier in the year, namely, fewer listings, slightly increased sales numbers and a shorter time on the market. First, listings.  Year To Date (YTD) for 2011, we’re 11% below 2010 levels, with 3041 this year compared to 3404 last year.  Short sales listings are down a significant 28% comparing July 2011 to July 2010 (252 in 2011 vs. 352 in 2010).  Sales of residential units (detached homes and condominiums) are up 7%, or 237 in 2011 vs. 221 in 2010.  Pending sales are also up 23% from last year. July 2011 showed the highest average ($173,608) and median ($153,750) sales prices of the year, and both of those indicators are nominally above 2010’s performance. ...

Using data from our Multiple Listing Service (MLS), Realcomp II, Ltd., we are seeing a continuation of the existing trend of lower inventory and shorter time on the market. Through May, and comparing years 2009, 2010 and 2011, inventory has gone from a year to date (YTD) figure of 2840 in 2009 to 2455 in 2010 and the current 2150 for 2011. That's a drop of just over 24% in the last two years. Both the total number of residential sales and the total sales volume (price of all sales combined) is lower in 2011 vs. 2010, almost 9% lower for number of sales and 6.5% lower in sales volume, but the average sales price is up about 2% for 2011 and the median sales price is just slightly up over 2010 as well. I love this time of year. I have a serviceberry tree in my courtyard and when the berries ripen, an amazing array of large and small birds appear.  I just replaced a large bird feeder that hangs from the tree with one designed for smaller birds.  For the last few days I've noticed a chipmunk eating the seed that the birds spill onto the ground.  As I sat on the porch (with a camera, should an interesting bird happen by), I noticed a chipmunk scurry up the tree trunk and find a comfortable perch.  As you can see, he's helping himself to the ripe berries.  I watched him feast for about 20 minutes, sitting about 5 feet above ground level.

Here are a few photos I took of Baetcke Lake in Genoa Township in 2010 when I was out showing some Livingston County Lakefront homes.
