The Flint Farmers Market is leading the " Love My Farmers Market " contest being sponsored by Care2.com and local harvest. The lead may look impressive, 500 votes, but Carrboro is an extremely tough competitor. (for those that do not know Carrboro is basically attached to Chapel Hill, the home of the UNC Tarheels that beat my beloved Spartans in the D for the NCAA title, So a little Flint Style Payback would be good). Please take a minute and click below to vote, then take another minute to email the link to your friends co-workers, relatives, and more importantly visit the market, you will thank yourself. Flint Farmers Market Rocks! Thank You!

I was just looking at headlines on CNN: Yesterday: Homes Sales Up. Today: Historic Slide in Values. If you practice real estate in Southeast MI you have seen both of these for months. I started digging and putting together tons of data, still trying to put it all together but here are some nuggets. Average Sales price in Genesee County last year was $73,418.00 in 2005 if was $129,760.00 60% of sales in Genesse County Q4 were foreclosures. The last time the average sales price in Genesee County was $73,000? Late 1992. The total volume of sales in Genesee County (the number that sales commissions and tax revenue are based on) fell over 50% from 2005 ( $734,964,635) to 2008 ($350,057,254). Now it is easy to look at Flint and say yes job losses drop values...how about some Jewels of Michiga...

Energy Star  Compact Fluorescent Light Bulbs (CFL):  These bulbs use 75% less energy and heat than regular bulbs.  These bulbs can save you approximately $30.00 per bulb over the lifetime of each light.  Remember, these bulbs last 10 times longer too.     These bulbs contain mercury.  CFL's should not be thrown in garbage.  CFL's should be dropped at a recycle location designed for these bulbs.      Tubular Lighting, Natural Lighting:  Nice size for smaller areas.  Light starts from the sky and ends in your home.  This is done with reflective material.  Personally I have a hall that the light stays on all day.  I frequently turn the switch off, when I install this product, my Consumers bill should go down tremendously from this one act.      Installation is key.  Professional installat...

It all starts Thursday Night or should I say Friday morning at 12:01 am. That is when the pros emerge. The shops at Prime Outlets open at 12:01 to get there share of the Black Friday Profit and from what I here they will hit a grand slam by 9 am. I was there for the inaugural event it was off the hook! People everywhere, I was totally outmatched. But I have trained, I am battle tested, I have my scars I can handle the pressure I will shop with the professionals! Well that is my battle cry but lets be serious a women that served her family  turkey in the pop up camper outside with her kids sleeping there as we shop only has that kitty sweatshirt on to play coy, she can and will drop me in heartbeat if I eye the last pair of North Face polar fleece gloves too long. I have seen it happen. ...

I love the Flint Journal, our local "paper" that has a great deal to do with the demise of Flint MI. This article is sweet, the locals are doing something to make the decay a little more bearible (no pun intended!). But the poll!!! Are they serious? This is the same publication that brought you the "No Ho Zone" a couple of weeks ago. Coming to a neighborhood near you! Rock On!

Year to date sales of 3279 vs same period in 2007 of 3243. That is correct, unit sales are up this year in Genesee County (Flint area) Michigan. Average price is down, but is it at the bottom? If not it is darn close. There is a lot of "smart money" that left the market four years ago coming back into the investment side. After a fourth quarter of banks purging inventory at all costs,we will probably see prices level out and perhaps volume slow a little. Interest rates are too good right now to ignore the screaming deals that will hit the market in fourth quarter. There is a bright future. Inventory needs to be cleaned up, there needs to be a plan to deal with excess housing (perhaps parks or urban farms). There are great opportunities for this market to make a statement about what it w...

I thought congradulatoins was in order.  You may not have figured out but the bailout for the lending and banking institutions is taxpayer money...yours and mine. Unlike the CEO that ran the company into the ground a received millions of dollars in bonus money doing it...we get the bill and a smile. Who are we bailing out, the economy?  That's us!  Who are we really bailing out?  You might be very surprise at that answer.  What would you say if I told you that many of the congressmen and women have millions of dollars invested in these institutions.  One congressman has over 20 million invested.  Do you think they are going to let these guys sink and lose their money? I often wondered, as a business owner and a former CEO myself in my other life before real estate, how could you not kno...
